How to get your home ready for a 3D virtual tour

The Property sector has evolved when it comes to digital media, virtual technology and creative marketing, allowing sellers and Real Estate agencies to give prospective buyers a precise personalised service and experience.

State-of-the-art 3D virtual tours have been a game changer for the industry. Antonie Goosen, principal and founder of Meridian Realty says he is expecting the trend of new property technology innovations to continue in 2022 and even pick up speed.

He says with more millennials becoming homebuyers the trend of touring properties virtually will grow. “Investments in high-quality photography, virtual tours and short films of the neighbourhood to provide buyers with a true sense of where they will be living, will be a growing trend. We will continue to see more investors embracing 3D virtual tours. I think 3D is just scratching the surface of what is possible and in the coming years, I am expecting most properties to have a 3D tour for clients,” says Goosen.

"These rich and immersive virtual tours are a proven, convenient, and safe “first viewing” without the need to even set foot in the property. Anyone from anywhere can take a self-guided tour through the space, browsing at leisure, moving between floor levels, viewing inside and out from all angles, zooming in by 5x for close detail and even taking measurements," says Michelle Milnes, the founder of multi-award winning, specialist marketing agency Property Studios. 

Milnes adds, “A two-bedroomed loft apartment – appeals to a variety of prospective customers for different reasons. A retired, empty-nest couple might be interested in a stair-lift and disabled access; a young creative professional might want a home-office with studio space, while a couple buying their first home might want an entertainment area."

But how exactly does Matterport work

The Matterport Pro camera rotates at 360 degrees capturing the room at completed 360 degrees in 3D. We call this a scan. Each scan takes about 15 seconds and we do around 6 scans per room. On average we take about an hour to complete a 3-to-4-bedroom house.

Ideally there should be no people in the line of sight of the camera when it is scanning the property.

One of the key factors for a successful virtual tour, is the presentation of your property. Property Studios have put together a handy guide and tick-list to help you prepare your property and to get the most out of your professional virtual tour.

Interiors

Interiors are the most important when it comes to a virtual tour. Here are some handy tips to do to get your property virtual tour ready!

Tick-list

  • Give the property a spring clean. A neat property shows off your room sizes and the use of space much better
  • Clear the hallway / vestibule from shoes and coats
  • Remove all personal items, such as photographs, trophies etc. throughout the property unless you want to show them off in the virtual tour
  • Clear all rooms of any items of a personal nature to safeguard against any criminal activity/ identity theft
  • In the kitchen, completely clear your worktop space from fryers, cookbooks, bottles etc.
  • Please also remove all magnets and papers from the fridge
  • In the bathroom, remove all colourful shampoos, toiletries, toothpastes and toothbrushes
  • Tidy away the toys in the bedrooms and also from all the living areas. Toys are very colourful and distract from the room
  • In the bedrooms, make sure all the beds are neatly made. For teenage bedrooms, please try to remove posters if possible.

 

Exteriors & Gardens

Tick List

  • Remove all cars, trailers, caravans etc. from your drive
  • Remove all bins, toys, and loose objects lying about in the garden
  • Remove all the clothes from the washing line and even better if the line itself can also be hidden away
  • Make sure the garden is as neat as possible and the grass cut.
  • Add a splash of colour with some flowers if possible
