Residential property demand across Gauteng is being driven by a clear set of priorities: lifestyle, security, location, and access to good schools. From first-time buyers entering the market to families seeking long-term investments, these themes are shaping the way buyers choose where and how they want to live.

First-time buyers are showing strong interest in lifestyle estates and urban apartment living. Lock-up-and-go convenience, reduced maintenance, and on-site amenities such as gyms, paddle courts, and restaurants are proving particularly attractive. “Homes in estates offer enhanced security and modern features, appealing to those who want contemporary living without the hassle of constant upkeep,” says Ené Kern, Branch Manager at Jawitz Properties Randburg.

However, demand is not limited to estate living. In Johannesburg South, family homes outside gated communities are seeing high demand. According to Kern, “Homes outside estates benefit from fewer restrictions, as they only need to comply with municipal bylaws and town planning regulations. This makes them more flexible for buyers, especially those seeking multi-generational living or the option to add rental units.”

Up-and-coming areas

Emerging locations such as Thaba Eco Village in southern Johannesburg and Meyersdal on the East Rand are gaining traction. Thaba offers a blend of modern living and natural surroundings, while Meyersdal is becoming known for its secure estates, lifestyle amenities, and access to major routes - making both areas appealing to buyers and investors with a long-term view, according to Nadia Aucamp, a RE/MAX Southern Africa real estate agent from RE/MAX All Stars.

Randburg versatility

Randburg remains one of Gauteng’s most versatile hubs, offering something for every stage of the property journey. Sectional-title properties below R1.5 million are popular with young buyers and professionals, while established suburbs such as Bromhof and Boskruin attract families looking for secure estates close to top schools. Older suburbs like Robindale and Malanshof, with their large stands and solid infrastructure, offer excellent value, while Ferndale continues to appeal to first-time buyers with affordable sectional-title options.

“Affordability, location, lifestyle, and security remain the key drivers,” says Kern. “Buyers also increasingly want modern energy solutions such as solar panels and inverters, reflecting the shift toward sustainable living.”

Location and schools

In Bryanston, demand is consistently strong. “Location is a key priority, especially for more experienced buyers. Boomed security enclosures or cluster estates with 24/7 security are a must,” says Regan Harris, CEO of Jawitz Properties. “In the upper price brackets, lifestyle and image play an important role, and proximity to top private schools such as St Stithians adds to the area’s appeal.”

Viv and Ali Mileman, who cover Morningside, Benmore, Duxberry, and Riverclub, echo these sentiments: “Security, lifestyle, location, and schools are always the order of priority. Our neighbourhoods are close to top schools including Redhill, Crawford, The French School, St. Stithians, Brescia House, St. Davids, and many more. With values ranging from R1 million to R50 million, these areas offer opportunities for families across a wide range of budgets.”

Johannesburg North: Self-sufficient sanctuaries

In Johannesburg North, including Dainfern and Steyn City, buyers are increasingly focused on security, convenience, and self-sufficiency. “Security is non-negotiable,” says Cilla Barath of Jawitz Properties Johannesburg North. “Buyers seek estates with 24/7 manned access, CCTV surveillance, and armed response. For free-standing homes, modern integrated security systems are essential.”

Barath adds that location and reduced commute times are major factors, with proximity to Sandton, Rosebank, and highways highly valued. Access to leading shopping centres, private hospitals, and schools further enhances appeal.

Utility resilience is also top of mind. “Power backup solutions such as solar with battery storage have moved from a ‘nice-to-have’ to a deal-breaker,” Barath notes. “Water backup systems and gas cooking solutions are also increasingly important. Buyers want independence from grid instability, as well as fibre-ready homes to support remote work.”

Across Gauteng, the message is clear: buyers are seeking properties that balance lifestyle, convenience, and resilience. Whether it’s the lock-up-and-go appeal of an urban apartment, the family-friendly environment of established suburbs, or the self-sufficient sanctuaries of northern Johannesburg, today’s buyers are prioritising long-term value, security, and modern living.
