How to choose the right estate agent

Using the right real estate professional for the job can ensure that homeowners get ahead of the game and stand out from the rest of the crowd when selling their property.

“A well-presented, experienced real estate professional from a reputable agency will provide the seller with a valuable service that can ease the process of selling the home,” says Lodewick.

This is according to Maurice Lodewick, Broker/Owner of RE/MAX Lifestyle Estates in Nelspruit, who says if a seller wants to get the best results from the sale of their home, they need to choose the agent who can provide them with the best possible service.

“Ideally it is advisable to select an agent from an established, reputable brand that has a strong market presence in the area in which the property is situated,” says Lodewick.

He says interviewing agents before making the final decision is an intricate part of the selection process that should be given the time it deserves.

“The seller is entrusting the agent with possibly their largest financial asset, so it is important that they know who the agent is and what experience they have,” says Lodewick.

“The interview process will allow the seller the opportunity to see how the agent presents themselves. During the interview a seller will also be able to determine the agent’s level of integrity, standing within the local community, and whether or not they are knowledgeable about the property market.”

According to Lodewick, the seller should enquire about the agent’s experience, along with the experience and positioning of the brand in the market. This is where the brand of the agency plays a vital role, especially with regard to national and international exposure. An international agency with set regulations and procedures should be the preferred marketer.

He says a key element when selecting an agent is their track record.

“Working with an agent that has a proven track record is essential because it shows that the agent can get the job done in today’s real estate environment. Ask the agent about their recent sales and the difference between the initial asking price and the eventual selling price,” says Lodewick.

“Sellers may be tempted to go with the agent who offers them the highest asking price, however, what they can actually sell the home for is more important.”

He says another important aspect to enquire about is the length of time that an agent has been active in the market, as well as what knowledge and experience the agent has of the area in question.

“A marketing plan should be called for, and a specific marketing period be agreed upon, as well as the rate of commission. It goes without saying that such an agent should be qualified in terms of NQF4 at least, and is in the business of marketing real estate as his profession.”

Lodewick says the agent must be able to provide the buyer or seller with all relevant information regarding the area they work in and all the properties on offer in that area. It is also highly important that the communication channels are open between the agent and the homeowner, with the agent providing timeous feedback and the status of the home marketing strategy.

“The right choice will ensure that the experience is what it should be - the turning of a new chapter.”
