Closing deals: What buyers are actually asking for

Buyers today are making more intentional decisions about where they want to live, and regions that combine lifestyle, security and stability will continue to lead South Africa’s property market.

According to Jacques Vorster Principal of Century 21 Helderberg / Stellenbosch /  Hermanus / Kleinmond, buyers today are far more focused on lifestyle and practical functionality than ever before.

"Security remains one of the most important considerations, which is why estate living continues to perform so strongly. Energy resilience has also become a key feature, with solar systems, inverters and battery backup solutions increasingly influencing purchasing decisions," says Vorster. 

He says outdoor living spaces, home offices and proximity to nature are also highly sought after, reflecting the continued shift toward lifestyle-oriented living.

"Property is never just about bricks and mortar – it’s about lifestyle, legacy and long-term value. What we’re seeing across the Helderberg, Stellenbosch and the Whale Coast is a continued shift toward areas that offer both investment strength and an exceptional quality of life," he says. 

Antonie Goosen, principal and founder of Meridian Realty, says buyer priorities in South Africa have shifted significantly in recent years. Rather than focusing primarily on luxury upgrades, many buyers now prioritise security, operational efficiency and predictable monthly costs.

“Today’s buyers are thinking far more practically about property ownership. They want homes that are secure, efficient to run and well suited to their day-to-day lifestyles," says Goosen. 

Security remains one of the most important factors influencing purchasing decisions. This includes access control, alarm systems, neighbourhood security networks and estate-style living environments.

Sectional title developments and residential estates continue to attract demand partly because they offer managed security environments. Energy resilience is another increasingly important feature.

Many buyers now consider the presence of solar systems, inverters, gas cooking options, heat pumps and other energy-efficient technologies when evaluating a property. Even when full systems are not already installed, buyers often look for properties that can easily accommodate these upgrades.

“Energy resilience has moved from being a luxury feature to a practical necessity for many households,” says Goosen.

The rise of hybrid work has also influenced buyer preferences.

Dedicated home office spaces, strong fibre connectivity and flexible living areas have become highly desirable. Properties that offer adaptable layouts tend to attract stronger interest.

Property condition is another growing priority.

In uncertain economic conditions, buyers are less willing to take on major renovation risks. Well-maintained homes with approved building plans and compliant structures tend to sell more easily.

For sectional title properties, buyers also examine the health of the scheme itself.

Levy levels, reserve funds, maintenance planning and governance structures increasingly form part of a buyer’s decision-making process.

Location remains important, but the definition of location has evolved.

Buyers now consider proximity to schools, medical facilities, commuting routes, shopping centres and overall municipal performance. Practical features such as secure parking, storage space and manageable outdoor areas can also influence purchasing decisions more than purely cosmetic upgrades.

Perhaps the most important factor is overall affordability.

“Buyers increasingly assess the full monthly carrying cost of a property, including bond repayments, levies, municipal rates and utilities,” says Goosen. “Homes that align comfortably with a household’s financial reality tend to attract the strongest demand.”

For estate agents, this means marketing properties based on the practical value they offer. “Agents who translate a property into lifestyle, cost and risk terms help buyers move from browsing to making confident decisions,” he adds.
