A growing number of younger home buyers are turning to the green, treed suburb of Westville in the greater Durban area, drawn by its strong sense of community, family-friendly lifestyle, and excellent value for money.

Lightstone data shows that buyers under 35 accounted for nearly a quarter of all residential purchases between November 2024 and October 2025 - many of them first-time homeowners.
Affordability and value are major drawcards
The most active price range for freestanding homes in Westville is R2 million to R2.5 million, typically for properties on sizeable 2 000sqm stands, often with cottages or the potential to add one later. Median freehold prices have climbed 26.9% over the past five years and 39.5% over the last 15 years, according to Ebrahim Desai, Westville area manager for Pam Golding Properties.
This value-driven demand echoes insights from Dr Andrew Golding, who recently noted that first-time buyers across South Africa are benefiting from “a combination of moderate interest rates, muted inflation, and lower petrol prices,” making ownership more accessible.

Convenience without sacrificing lifestyle
Desai says Westville’s enduring appeal lies in its access to central Durban (10.4km), main transport routes, and King Shaka International Airport, while still feeling like a peaceful, established suburb. Tree-lined streets, large freehold erven, strong schools, and a well-integrated community make it ideal for young families.
The suburb also offers a strong live-work-play balance with business hubs such as Westway Office Park and Derby Downs, as well as the nearby Westmead industrial area.

Sectional title remains popular with younger buyers
Most of Westville’s sectional title stock consists of duplexes, with average prices ranging from R2.3 million to R2.7 million for three-bedroom units. Two-bedroom duplexes are less common, though modern units and new developments are commanding strong interest.
Lightstone shows 8.1% sectional title price growth over five years, and a substantial rise in vacant land values. Desai adds that two-bedroom apartments of around 80sqm in estates like Westwood fetch R1.3m–R1.4m, while three-bedroom units typically sell for R1.8m-R2.3m.
A national boom in confidence
In Property24’s Where to Invest market outlook, Yael Geffen, CEO of Lew Geffen Sotheby’s International Realty highlighted that now is an excellent time to enter the rental market, with vacancy rates at just 5.4% - the lowest since 2016. This renewed confidence mirrors the demand seen in Westville, where both freehold and sectional title properties are attracting a wide pool of buyers.
Industry insights also highlight a shift toward realistic buying expectations. With affordability and lifestyle balance becoming top priorities, suburbs like Westville - offering space, stability, and long-term investment value - are seeing growing interest from younger and first-time buyers.
Freehold homes remain a top choice
For freestanding homes, sought-after areas include Beverley Hills, Dawncliffe, Berea West, and Greyleigh. Starter homes priced between R2.2 million and R2.5 million often include three bedrooms, a garage, and sometimes a cottage. Higher-end areas such as Kings Avenue, Salisbury Avenue, and Wandsbeck Road offer premium homes in the R3 million to R6 million range.
