Three flats in Strand from two different blocks are going under the hammer. Two of the apartments, situated in Ocean View Hotel, are interleading and being sold together, while the other is a spacious bachelor flat located in Blinkwater.
Tanya Jovanovski, Franchisee of Rawson Auctions Western Cape, says the two interleading flats, units 407 and 408 at the Ocean View Hotel on Beach Road, can be described as a young executive’s dream.
“They are situated right on the coastline, and as a result, the views are breathtaking. The hotel has an in-house restaurant with many more places to dine on the ground floor,” says Jovanovski.
“Being situated on Strand Road, the apartments have access to a plethora of restaurants and cafés - as well as ocean views and the ocean itself.”
Jovanovski says the units comprise two bedrooms, two bathrooms, a lounge/dining area, and kitchen with built-in cupboards. The units are tiled throughout.
Additionally, the interleading units have access to a communal swimming pool and hotel security.
“They both cover 54sqm, and will be vacant on transfer. However, rates are not yet available and the seller is not registered for VAT, which means transfer duty will be payable,” says Jovanovski.
“The guided price for the units is R1.8 million, but as always, all offers will be reviewed.”

The Blinkwater apartment is a spacious bachelor flat comprising one bedroom, one bathroom with a shower and jacuzzi bath, a lounge, dining room and a kitchen with built-cupboards and an oven. The unit is tiled throughout.
“The flat, situated in Blinkwater on Beach Road, has access to a communal braai and laundry facilities. It is 54sqm in size, and is currently vacant,” says Jovanovski.
“The rates and taxes are R600 monthly, and the levies also stand at R600 per month. The flat is extremely well kept, boasting sought-after modern finishes.”
She says the guided price for the property is R890 000, however, all offers will be reviewed. The seller is not registered for VAT, and as such, transfer duty is payable.

Jovanovski says Strand has an alluring nature.
“Being the heart of the Helderberg Basin, it has access to Somerset West and many wine routes. Water sportsman will love it - there are activities like canoeing, kayaking, as well as beautiful walks along the coast,” she says.
“The beach there is also considered on the safest in the country, and beside that, families can go putt-putting, enjoy the water slides, or have a lovely dinner at the many restaurants available along the promenade.”
The auction for both these purchases will be silent by tender, comprising written offers in a sealed envelope, with tenders closing on Wednesday, 27 July 2016 at 12h00.
