Staying motivated when property deals slow down

Every estate agent eventually experiences periods when deals slow down. Markets shift, interest rates rise, or buyer confidence drops. During these periods, maintaining motivation becomes one of the biggest challenges agents face.

“Slower markets test discipline,” says Antonie Goosen, principal and founder of Meridian Realty. “The agents who stay active and visible during these periods are usually the ones who benefit most when the market turns again.”

The first step is understanding that slow markets are a normal cycle in property. Even the most experienced agents go through quieter periods. The difference between those who succeed and those who struggle is often how they use that time. Instead of focusing on the deals that are not happening, productive agents focus on the activities that eventually generate deals. This means returning to the fundamentals of the business: prospecting, relationship building, and market visibility.

Agents who stay active in their communities tend to remain top-of-mind when homeowners decide to sell. This could include regular communication with past clients, attending local events, engaging on neighbourhood social media groups, or sharing useful property insights.

David Jacobs, Gauteng Regional Sales Manager for the Rawson Property Group, says: “Every property professional will eventually face slower periods where deals take longer to close or buyer activity seems to stall. These moments are a normal part of the property cycle and often reflect broader market conditions where buyers have more choice and take longer to make decisions. In these environments, agents need to stay focused on consistent activity—continuing to market properties effectively, hosting show houses, and maintaining regular engagement with potential buyers.

Goosen says another strategy is improving professional skills. Slow markets are often the best time to refine negotiation techniques, improve property marketing, or deepen knowledge about financing and legal processes.

Agents can also focus on strengthening their databases. Many deals originate from relationships built years earlier. Reconnecting with previous clients, tenants, and landlords can often uncover new opportunities.

Importantly, agents should also recognise that property decisions rarely disappear completely in slow markets. People still relocate for work, families grow, and investors look for opportunities. These transactions continue to happen, but often with longer decision cycles.

Staying motivated therefore requires patience. Deals may take longer, negotiations may be tougher, and buyers may be more cautious.

“Consistency is what ultimately carries agents through slower cycles,” says Goosen.

Jacobs says rather than seeing quieter periods as setbacks, successful agents treat them as an opportunity to strengthen relationships and sharpen their market knowledge. Building trust with clients, gathering accurate market information, and maintaining open communication can position agents as trusted advisors when buyers and sellers are ready to move forward. Access to reliable market insights is particularly valuable during uncertain times, helping clients make informed decisions with confidence.

Motivation also comes from remembering that property transactions are long-term decisions for many clients. Buyers often take months to research, compare options, and ensure they are financially prepared before committing to a purchase. Agents who are helpful, remain patient, professional, and proactive during these times are often the ones who benefit when activity picks up again, turning persistence and consistent service into future deals.”

Cindy Brits, Broker/Owner of REMAX Dazzle says:  "Believe it or not, belonging to a strong brand and office makes all the difference. Now is the time to go all-in on the extras that set you apart. Your clients need to feel secure in every interaction."

Brits recommends that agents reset and refocus on a regular basis by attending office meetings and training sessions, working as a team with a shared vision and mission, and building momentum with like-minded agents and business partners.

"Houses will always sell, but are you in the right environment to make it happen? Align yourself with the right partners and watch your business thrive.”
