It is for this reason that the method of referrals or "word of mouth" sales has proved to be so successful in the property industry.
Referral does not only include buyers and sellers promoting the use of one agent or franchise, it also includes agents making client referrals to agents in other areas.
Janine Berry from the National Referral Network (NRN), the largest client referral network to the South African property industry, has confirmed that approximately 400 sales per month take place around the country as a result of agent-to-agent referrals.
"People feel comfortable knowing that their agent has previously had or still has a successful working relationship with a friend or family member. Selling and buying a home is a major decision in one's life and we all like to know that the person facilitating the transaction is reputable," says Pat Acutt, chairman of Acutts, one of NRN's biggest members.
