Langezandt Fishermen’s Village, the second phase of Langezandt Estates in Struisbaai near Cape Agulhas, has launched with plot and plan options starting at R1.8 million and ranging up to R7 million.

She says the developer received approvals from local authorities before new environmental legislation prohibiting coastal development within a one kilometre radius from the beach came into effect, so the new stands are 30 metres from the beach.

Langezandt plots range from 560sqm to 850sqm, houses with direct beachfront access will be between 300sqm and 450sqm, and entry-level two bedroom cottages start from 100sqm. Plot and plan packages include serviced stands, construction, landscaping and are fully furnished after completion. Investors have creative flexibility to work with an architect and the interior decoration team to create their own spaces.
The plots are located at the start of the 24 kilometre white sandy beach stretching between Struisbaai and Waenhuiskrans/Arniston known as the Struisbaai Plaat.

She believes Langezandt is ticking all the right boxes from an investment perspective too. Since launching in 2004 and completing Phase 1 in 2008, Joey says beachfront and non-beachfront erven increased their value fivefold. In Phase 1, 155 homes were built over 12 years and 199 stands have been sold in a period of four years.
The growing popularity of the Overberg coastal strip as a tourist and holiday destination is also pushing up rental demand, and Langezandt homeowners in the estate’s property rental pool are “winning all the way” with rental income returns, says Joey.
“During high season, properties are normally fully booked in advance up to a year. This translates into return where owners and investors often recoup 40% of annual bond costs through rental income during high season.”
Langezandt founder, Johann Roodt says three factors have been driving Langezandt’s success over the past twelve years.

Because we realised people want to escape the city life, we chose to do half of what was permitted in terms of the zoning. Instead, we focused on developing a holiday estate with elbow room as opposed to a high density development,” says Johann. “Struisbaai has also escaped major industrial development and commercial expansion. Langezandt is a portion of the Overberg which has frozen in time, this is what is making this region so attractive for holidaymakers and investors.”
Johann says another factor is the turnkey solution they are offering. Once a stand has been selected and purchased, buyers return eight months later to a fully completed home. But at the end of the day, it is all about immersion in nature, the beach and a frozen pace of life which makes Langezandt really special.
“Langezandt is the only beachfront development sensitively developed along a truly South African identity,” says Johann.
“We have created a story rather than merely a development, which has been the point of discussion by South African heritage practitioners, and which are delivering premium returns - Langezandt Fishermen's Village can rightfully claim to have the southernmost sandy beach in Africa and, by the same token, the very first sandy beach warmed by the Indian Ocean.”
