New gated development launches in Midrand

With the demand for gated estates in Midrand vastly outstripping the current supply of properties available to investors, a new development called Coral Wood Village has been launched.

Potgieter says the development will comprise of 87 freehold stands, each offering a choice of eight different design packages. The styles range from three bedrooms, two bathrooms to four bedrooms, 3.5 bathroom compositions, priced from R1.667 million to R2.245 million.

This is according to Nils Hannemann, Broker/Owner of RE/MAX Central, who says with the current strong demand for security and gated estates, along with the fact that the development is ideally positioned for commuters working in either the Pretoria or Johannesburg city centres, it is likely to be popular among property investors.

“The majority of property buyers in South Africa point to security as the number one factor that determines where they choose to live. As a result, gated developments are performing well and offer potential home buyers a good return on their investment over the medium to long term.

“Additionally, the proximity of Coral Wood Village to major amenities such as the Bluehills Shopping Centre will also add to its allure. Planned to open late in 2015 and located across the road from Coral Wood, the Bluehills Shopping Centre, will consist of 11 000sqm of retail space that will include a Woolworths, Pick n Pay, Clicks and several fast food outlets,” says Hannemann.

Regional director and CEO of RE/MAX of Southern Africa, Adrian Goslett, says gated security estates that are close to amenities are highly sought after and as a result offer investors excellent returns. “Buyers are looking for homes within gated estates because they offer both lifestyle benefits and peace of mind.”

While Coral Wood Village will be situated conveniently close to shopping facilities and major transport routes, Russell Potgieter, sales associate and team leader at RE/MAX Central in Midrand, says because the development is situated 200 metres off Summit Road, it escapes road noise and lends itself to the tranquil upper portion of the Blue Hills Ridge.

The architectural design of the development is directed towards creating a contemporary African farm lifestyle.

“The Blue Hills Ridge is one of the highest points in the Johannesburg Metropol, so the development offers residents a sweeping view of the valley below. The development will give residents the convenience of city living, while being able to escape the hustle and bustle,” says Potgieter.

He says the development will comprise of 87 freehold stands, each offering a choice of eight different design packages. The styles range from three bedrooms, two bathrooms to four bedrooms, 3.5 bathroom compositions, priced from R1.667 million to R2.245 million.

All stands on the development are 400sqm in size and all are north facing, offering both north and south entry. The architectural design of the development is directed towards creating a contemporary African farm lifestyle. Coral Wood Village will be extensively landscaped using only indigenous African flora.

Potgieter says the estate is the product of a dynamic team of investors, developers, architects, attorneys and real estate professionals. Innovative research, creative ideas, attention to detail and prompt service delivery will not only put this estate at the forefront of current housing developments in the area, but also provide added value to the local urban environment.

“We currently live in a time of rapid innovation. In fact, embracing innovation has become a key strategy in achieving the high quality homes of between 176sqm and 266sqm within Coral Wood Village. We have also striven to nurture an innovative eco-system within the estate.”

He says Coral Wood Village will soon be entering a purchasing phase, which will be supported and driven by many of the optimistic younger generation buyers.

“In order to cater to younger buyers moving forward, future plans are in place to develop a further 300 sectional title units on the southern boundary of Coral Wood Village.”
