An increasing number of Gauteng retirees are moving to gated estates and new developments in the Western Cape.
This is according to Barbara Kriel and Nerena Du Toit from ATM Property Projects in Worcester, who say this trend is evident in the rising number of buyers from inland provinces snapping up properties in the Western Cape with the intention of relocating there permanently in future.
Good local governance and improved quality of life have been identified as determining factors for those relocating to the Western Cape. In fact, the FNB Estate Agent Survey reports that of all Gauteng buyers who relocated, 21% were retirees, the biggest group by far.
Retirees are in search of more peaceful gated estates, say the agents.
With a variety of new developments in Cape Town and around the Western Cape to consider, retirees are starting to show greater interest in estates that are less densely populated and with a more established resident profile.
Kriel and Du Toit say they are of the opinion that retirees have become more discerning in their choice of estate living, as new developments target certain lifestyle demographics.
“Sizable and densely populated estates can get quite busy, typically targeting a wide resident demographic from students and bachelors to young families. These estates offer great convenience and security, but are not always the ideal environment for retirement,” says Du Toit.
According to Kriel, a notable trend amongst retirees from inland provinces is the search for a more rural setting, yet being secure and close enough to important amenities such as private health care and shopping facilities.
“They don’t need to be close to private schools and universities anymore, compared to younger buyers, and new gated estates have started addressing the lifestyle needs of retirees more acutely,” says Kriel.
According to Du Toit, the Breedezicht development just 15 minutes from Worcester offers just that; nestled between the mountains and vineyards of the Breederiver Valley, the estate’s location offers all the lifestyle elements retirees expect from a peaceful setting in the Western Cape.
The estate is situated in the heart of a respected wine region, on the doorstep of the picturesque Slanghoek Valley with its various wineries and restaurants.
Being close to Worcester, residents have the benefit of having a private hospital, a variety of niche medical specialists and the popular Mountain Mill shopping centre only 15 minutes away, along the N1.
Taking the N1 southbound, one will find the Franschhoek and Stellenbosch wine regions roughly 45 minutes away, and the Cape Town International Airport in about an hour's drive.
The initial first phase of the development is now for sale, offering 78 single residential plot-and-plan development opportunities.
Floor sizes range from 149sqm to 214sqm, and pricing starts from R1.135 million for a two bedroom unit, to R1.965 million for three bedrooms. No transfer duty is payable.
