Clarens gets three new complexes

Several recently launched residential developments in the scenic highlands village of Clarens, near Bethlehem in the Free State, are satisfying a strong demand for mostly leisure homes in the area, reports Pam Golding Properties joint area principals Odette Parris and Anne Maree.

At Clarens Mountain Estate, comprising 89 stands, 40 have sold to date, priced from R550 000 for an average site of 1 400sqm. Located on Mount Horeb's highest development site - just two kilometres from Clarens village and 300km from Johannesburg, Durban and Bloemfontein - this prime property is among the most sought after in Clarens, and being a secure estate, is ideal for a second home investment, says Parris.

"Property prices in the area have increased almost tenfold in approximately one year, and prices at Clarens Mountain Estate are set to soar on completion of services in April 2007. All stands have magnificent views and owners have five years to build their architect-designed homes. Adjacent is an 18 hole championship golf course, while there are three trout dams on the estate itself," says Parris.

Attractions in the area include Golden Gate National Park, the Afri Ski Resort (in nearby Lesotho), horse riding, fly fishing, hiking and bird watching, among others.

At the 15 home, 21ha De Kranz Conservation Estate, surrounded by the beautiful sandstone cliffs of The Rooiberge, owners will also have access to the 200ha surrounding game reserve. Maree says four units have been sold and another two reserved. The homes will be built on the embankment of an eight hectare dam stocked with trout and yellow fish. Running through the estate is a river ideal for fly fishing and white river rafting.

Says Maree: "This is a nature lover's paradise and the perfect retreat from hectic city life. The luxury homes are a blend of contemporary architecture and traditional Eastern Free State building styles, with each home featuring two, three or four bedrooms en suite, spacious open plan living areas, covered and open patios and a double garage. The 1600sqm stands are priced from approximately R752 000 to R952 000, while the houses range from approximately 267-400sqm and are priced (excluding stand price) from R1.04 million."

At Clarens Golf and Trout Estate, 60 stands remain available out of a total of 250, each approximately 700sqm in size and priced between R750 000 and R1 million. Maree says purchasers to date are mainly from Gauteng. The 18 hole golf course officially opens in October 2007, and owners have two years in which to build their homes.
