Following three years of planning, designing and applying for the requisite regulatory approvals, construction has commenced on the development of four new homes at 56 on Bowwood in Claremont Upper, Cape Town.
“The development encompasses two subdivided erven, each with two dwellings,” says Mike Greeff, CEO of Greeff Christie’s International Real Estate.
“Each of the four units is to be a sectional title property, and all will be governed by a homeowners’ association.”
56 On Bowwood was launched on Saturday, 6 August 2016.
“The development is to be defined by elegant, classic architectural lines, complete with architraves, working wooden sash windows and American shutters,” says Greeff.
He says what really sets 56 on Bowwood apart from many townhouse developments is thoughtful and insightful design by PLAN-it Design’s Charlene Payne.
“Exquisite attention to detail has been given to all aspects of living comfortably and efficiently - three bedrooms, all en suite, offer exceptional space, along with a second or pajama lounge, following contemporary lifestyle practices,” says Greeff.
“The architect’s floorplans also indicate generously-proportioned and creative use of areas, enhancing the luxurious offering.”
He says the developers, Blue Dimension Consultants, have not spared any expense when it comes to the finishes and fittings, all of which are of the highest calibre.
“Solid wood has been specified for all kitchen, scullery and vanity carcasses, which are laminated with a waterproof PVC lining,” says developer, Owen Gowar.
The joinery is to be manufactured and installed by experts - the Boyz in the Wood carpenters and cabinetmakers.
“Soft close hinges and runners will be used throughout,” says Gowar.
He says buyers can choose their own styles of kitchen and bedroom cupboards, ranging from the modern New York or Shaker look to more traditional Tongue and Groove or Raised and Fielded Panel profiles.
“We offer a choice of specialised painted finishes, or for walk-in wardrobes, there is a further option of using a combination of solid wood and wood grain surfaces,” says Gowar.
Greeff says Blue Dimension Consulting has extensive experience in the design, manufacturing and installation of bespoke, premium quality kitchens, wine cellars, bars and other customised cabinetry.
“Combined with the craftsmanship and proven track record of the Boyz in the Wood, the team is well equipped to assist buyers to design and create their dream home,” says Greeff.
Leigh-Anne Goodale of Bathroom Specialist, with experience in both modern and classical bathroom styles, has been retained to advise buyers with the design and selection of fittings and accessories.
Gowar says particular attention has been paid to the technical design and choice of materials used in order to alleviate any problems with damp and extreme temperatures.
“To this end, the building foundation has been constructed on a series of augured piles, with the bottom floor set at approximately 500mm above natural ground level, insulating the homes from any damp or cold conditions,” says Gowar.
He says driveway paving will be permeable and integrated with a storm water control system designed to flow into the municipal storm water channel below the property.
“All windows and glass panelled doors are double glazed, typical of the design and construction of North European homes which are exposed to extreme weather conditions,” says Gowar. The double glazing also provides noise insulation, ensuring privacy.
“The placing and sizing of windows is designed to enhance seclusion and provide for discreet boundaries within the complex, as well as with neighbouring properties,” says Gowar.
Skylights and light wells are also being installed in the centre units to supplement the orientation to natural light.
“When it comes to security, homes will be protected by a high-tech audio visual system, electric fencing, security gating and electronic beams,” says Greeff.
Environmentally-friendly, efficient and low-cost living features ensure future operating and maintenance costs will be minimised. These include installed fibre-optic connectivity, heat pumps, LED down lighters - all tilting and dimmable, and rain water storage facilities.
“We have selected products and brands only from a list of reputable manufacturers and suppliers, ensuring excellent quality and after-sale service,” says Gowar.
By way of example, a complete set of Smeg appliances will be installed, and Hansgrohe is the standard specification for all taps in the kitchen and bathrooms.
Among the other thoughtful and innovative features are porcelain tiled garage floors, camphor wood racking in linen cupboards, ceiling heaters in all bathrooms, Balau screens and trellises for privacy and framing of mountain views and the creation of a pantry under the stairs, to name a few.
Each unit will boast a wood-burning fireplace and a built-in braai on the patio.
“The developer’s objective has been to create four well-appointed homes within this sought-after location with magnificent views of Table Mountain,” says Greeff.
Set in Claremont Upper, the homes will enjoy protection from the prevailing South-Easter, as well as grant easy access to leading Southern Suburbs schools, word-class shopping centres, restaurants, sporting facilities, UCT and Kirstenbosch.
With an area of 300sqm of living space, each of these three bedroom, three bathroom townhouses with guest cloakrooms will have a double garage and additional visitors parking.
The homes are priced from R8.995 million, including VAT, and with no transfer duty payable.
