Port Elizabeth luxury homes achieving top prices

06 Mar 2017

A recent R16 million sale of a luxury 750sqm home has set a new record in Port Elizabeth’s property market.

This four bedroom, four bathroom home in Lovemore Park has an undercover patio, manicured garden and staff quarters. It is on the market for R13.75 million - click here  to view.

This is according to Ian Olivier, area principal of Pam Golding Properties (PGP) Port Elizabeth, who says the previous record price for the area (across the market) stood at R10 million.

“Both sales took place in the Upper Seaview area, just metres from each other as the crow flies, and were concluded by PGP GoldClub agent Linda de Lange,” says Olivier.

“The sale underpins a growing trend for high-net-worth buyers to relocate to Port Elizabeth from other parts of the Eastern Cape on the back of the area’s growing economy, its new, dynamic municipality and its selection of exclusive coastal homes where space, privacy and good security come standard.”

“So what does R16 million buy today in Port Elizabeth? It’s the ticket to a superbly designed, highly-secured and endlessly spacious property where the sea meets the sky,” says De Lange.

Bought by an out-of-town game farm owner whose brief specified space and either sea or country views, she says the 2ha property ticked all the boxes and more.

This six bedroom home in Port Elizabeth has a pool, two bedroom cottage and staff quarters. It has been sold by Pam Golding Properties for R16 million.

“This property has spectacular views of both the ocean and the countryside, and with six bedrooms in the main house, including a guest suite, separate two bedroom cottage and housekeeper’s quarters, all the space they wanted. It’s also very secure owing to its location in a security estate where there is controlled access and electrified perimeter fencing,” says De Lange.

“And while it’s essentially in the country, it’s a quick drive to the Port Elizabeth International Airport, a couple of kilometres from the acclaimed Priory Schools and Walmer Park Shopping Centre, and close to medical facilities. The highly-regarded Grey and Collegiate schools are about 15 minutes away, so by big city standards, it’s a mere hop and a skip.”

She says the architect-designed home combines modern lines with a contemporary South African farm aesthetic, boasting high vaulted ceilings, custom-made upsized picture windows and doors that slide back into wall cavities to open the home to the outdoors.

“It’s a ‘wow’ home, but in such a friendly way. There’s a bench on the ocean side of the property where you can just sit for hours and enjoy the magnificent views, and it’s wonderfully private and beautifully maintained,” says De Lange.

As one can expect of a high calibre property, she says the fixtures and fittings include underfloor heating, Travertine tiles and wood laminate flooring, feature lighting including recessed lights and chandeliers, French doors, heated towel rails and wooden paddle ceiling fans. There are also two double garages and a gardener’s bathroom.

This five bedroom, four bedroom home in Beachview, Port Elizabeth, has a 2 500 litre rainwater storage system, a wine cellar and an undercover patio. It is on the market for R5.25 million - click here  to view.

De Lange says the previous record sale of R10 million in 2010 - setting a new benchmark for residential property selling prices - while not on an estate, offered similar accommodation and living space. Contemporary in design, the 1.8ha property comprised a 1 000sqm main home with generous open-plan living areas serviced by a modern kitchen, cinema room, five bedrooms, four bathrooms, large office with its own ablutions, a sauna and jacuzzi, games room and four-car garaging.

“Needless to say, the home was immaculate with top-class finishes throughout and the views are absolutely beautiful,” says De Lange.

She says currently they have an appealing five bedroom, four bathroom luxury home for sale in Beachview, priced at R5.25 million. Situated in a quiet cul de sac just 100m from the beach, the double-storey house has unobstructed sea views through to Jeffreys Bay and includes a 2 500 litre rainwater storage system and a wine cellar, plus outside shower which can easily be converted into a gym or granny flat. The home can also be extended by about 90sqm upstairs with minimal building work.

Buying a home is exciting – but, if you failed to ask the right questions before you bought, it can be terribly disappointing to discover that you cannot build your dream deck or open your boutique coffee shop because of certain property restrictions or zoning laws.

Securing your dream property depends on getting your offer to purchase accepted. Ideally, the seller would be looking for a good price, and the best possible deal while you may want to also secure a good deal for yourself.

In a significant policy reversal, the proposed VAT increase from 15% to 15.5% - which was scheduled to come into effect on 1 May 2025 – has officially been cancelled.
