The 220 hectare luxury wine and olive estate, Benguela Cove, located on the banks of the Bot River Lagoon in the heart of the Kogelberg Biosphere near Hermanus is now about 50% sold out and is experiencing strong demand for both vacant stands and complete homes.
This is according to Seeff agent, Linda Woolnough, who says billed as the lowest density residential estate with only 124 planned residences, the estate has had an active year with several sales ranging to around R2 million for a vacant stand and R8 million for a luxury home.
Woolnough says building is also in full swing with several new houses completed over the last year.
Aside from the scenic location and opportunity to live on a wine estate, the close proximity to Hermanus and the city which is only about an hour’s drive away have been main selling points.
This exclusive new estate comes with top class security, including access control and views from every home.
Amenities include a club house, swimming pool, tennis or basketball court and jetty for boats. Property owners enjoy the added benefit of an annual wine and virgin olive oil allocation. The estate is surrounded by nature reserves with an abundance of bird life and small game. It is also in the vicinity of the estate that the wild horses of the Bot River Lagoon can be spotted from time to time.
Woolnough says for nature lovers, the estate offers a wonderful escape with a host of leisure options. Outdoor enthusiasts can indulge in hiking, mountain biking, boating and other water sports and golf at the nearby Arabella or Hermanus.
Hermanus, only about 15 minutes’ drive away, offers excellent facilities, restaurants and even a wine route. For family buyers, there are good schools including a private school for family buyers in the village. The estate is also drawing buyers from within the Cape metro and upcountry looking for a weekend or holiday home in a waterfront eco-sensitive estate with top class security.
She says from a re-sales perspective, there are some real bargains to be had in terms of land sales, with stands on offer from R1.75 million, almost half of the developer rates.
Built homes in the estate are at the top end of the luxury scale with "re-prices" now starting from around R12.5 million to just under R20 million at the top end for a 700 square metre luxury villa set on a large 4 378 square metre stand. The home is almost entirely glass encased for panoramic vistas of the surrounding mountains, rolling fynbos and vineyards landscape, lagoon and sea.
Although designed with the environment in mind, it comes with full automation that is iPhone and iPad controlled remotely, even while not in residence. The bespoke finishes include air-conditioning and underfloor heating, porcelain floors, wooden ceilings, motorised windows, rain dance showers, contrasting stone-clad walls and a Mielle kitchen.
Added extras include a Jacuzzi and wine cellar. The large, open-plan living areas open to an outdoor terrace and swimming pool and there are five bedroom suites, says Woolnough.
