Holiday flats now rank amongst the most sought-after property in Hermanus, more so if it is a luxury penthouse with sea views as far as the eye can see.
Seeff agent, Jane Day, says apartments still only comprise about 5% of the total number of properties on offer in Hermanus and prices are growing.
“We are seeing more and more people looking for a convenient lock-up and go lifestyle in the town,” says Day.
“Although the majority of all apartments sold over the last year were mostly older units priced below the R1.5 million price band and selling quickly, top-end units are now attracting attention.”
She says there were, for example, a number of sales concluded in the R1.5 million to R3 million price band, along with about six sales above the R3 million price band.
“After a few quiet years, we have seen excellent pick up in interest in the new builds along the beachfront area where prices now range from just under R3 million to about R10.26 million for a top-end penthouse apartment with luxury finishes.” Says Day.
“Luxury holiday home buyers, especially those from the Johannesburg and Pretoria areas, are showing a keen interest in this area.”
Day says this particular penthouse is still one of a kind for the town.
“It is situated on the entire top floor above the La Pentola restaurant on the beachfront, and is fronted by a large sea-facing balcony. The apartment enjoys unobstructed sea views across Walker Bay as far as De Kelders and Gansbaai on the one side, and across to Gerings Point on the other side,” says Day.
“It offers a floor space of 245sqm, with two bedrooms, open-plan living areas that include a lounge with fireplace and cocktail bar, and a kitchen with a separate laundry or scullery, as well as two lock-up garages.”
Day says the finishes are superb, and include plantation shutters, Caeserstone tiles and more.
“The price is still quite exceptional, and about half of what you would pay for a similar unit in Cape Town,” says Day.
“Wealth and property values in Hermanus are rising, and according to a recent New World Wealth Survey, it is fast becoming a popular second home destination for high-net-worth individuals (HNWIs).”
Day says apartments, especially a penthouse such as this, is ideal for the busy executive that wants to fly down to the coast as often as possible.
“And where better than in Hermanus? The town is growing and we are now the next millionaire resort town,” says Day.
