Savvy buyers and investors will be spoiled for choice with residential properties scheduled for auction this December.

On 14 December, Rawson Auctions will sell off on site a three bedroom, three bathroom double storey house in Plumstead in the Western Cape.

The property has a cottage which can be let for at least R4 000 per month. It is well-built on a 991 square metre erf and can be subdivided.

It is located on St Catherines Road just off Doordrift Road, a few minutes away from Pick n Pay Plumstead, Constantia retail complex and Constantiaberg Hospital.  

Tanya Jovanovski, Rawson Auctions franchisee for the Western Cape says Plumstead is undergoing a transformation from the inexpensive to the middle-upper price range.

Its whole image and reputation have shifted several notches upwards hence the increase in property investors looking to buy now favouring this area along with areas including Southfield, Lakeside and Table View, she says.

Jovanovski says she expects bids to start at R1.8 million.

Rawson Auctions charge no bidder’s registration fee, however, would-be buyers are expected to have a 5 percent deposit and the auctioneer’s 10 percent commission to be paid on the fall of the hammer.

Louise Visagie of Park Village Auctions says the site in the Cayman Country Estate will appeal to a large developer or a number of smaller developers. Stands range from 790 square metres to 1 400 square metres on the 15.6 hectare site.

The stands lend themselves to the development of homes either with individualised designs or in groups with a similar architectural look and feel, thus ensuring widespread appeal in markets varying from families to retirees, she says.

Visagie explains that the area falls under the Midvaal municipality, recently rated the best run metro in the country thus developers are assured of having access to all essential services.

Properties at the nearby Eye of Africa Golf Estate are valued at up to R1.4 million, she says.

On 5 December, Park Village Auctions will sell a family home in Dowerglen Ext 3 at 33 Keurboom Crescent in Edenvale.

The home has two bedrooms, a lounge and dining room, family room and study.

On 6 December, a sectional title unit in Lonehill Ext 87 will go under the hammer.

The sale takes place at Unit 117 SS Villefranche, Sunset Boulevard in Lonehill, north of Johannesburg.
