Here’s how much it costs to live in these top Western Cape estates

Estates are fast becoming the go-to option for people looking for a relaxed, safe and beautiful place to live. Buyers also want to have a sense of community, and access to amenities such as tennis courts, squash courts, swimming pools, parks and clubhouse facilities.

According to Dr Andrew Golding, Chief Executive of Pam Golding, In 2010, estates accounted for 13% of all units sold, rising steadily to 15% in 2014 before easing marginally to 13.9% in 2019 - a trend which continued into the first few months of 2020, before increasing markedly from May last year.

"While Gauteng continues to account for the largest share of national residential estate sales, over the past decade the Western Cape has been steadily gaining ground – noticeably so during the recent 2020 surge in estate sales, to the extent that in regard to estate sales during the month of December 2020, the Western Cape overtook Gauteng province.

From the affordable Cape Northern Suburbs to popular Winelands, here's how much you can expect to pay for property in these Western Cape Estates. 

Northern Suburbs

Burgundy Estate and Baronetcy Estate

Johan Jacobs, licensee for Seeff Plattekloof, says Burgundy Estate, which borders the vineyards of De Grendel, is one of "the most affordable estates in the Cape". Facilities include landscaped gardens and an excellent mix of homes - from apartments to townhouses and houses along with multi-purpose sports fields, a 9-hole Mashie golf course, clubhouse with a tennis court, expansive canoeing pond and walking, jogging and cycling paths.

There is also a shopping centre, which was recently upgraded with coffee shops. Residents have access to several schools including Riverside College and Curro Burgundy. A newly-built road now also gives residents easy access to the N7 Blouberg and Montegue Gardens.

"Two-bedroomed flats are affordably-priced around R1.2 million to R1.8 million. Townhouses and houses range upwards of R1.8 million to R2.8 million. It is also popular for rentals, thus offering good investment potential.

"Baronetcy Estate is located on the other side of De Grendel Wine Estate and offers architectural stunners for luxury buyers. Security, fabulous views and a mix of upmarket architectural homes has seen property values spike in recent years.

The estate is home to around 300 properties with spacious plots set amidst green-belt areas. Privacy and security are big drawcards, and the estate is popular with sports stars. Luxury houses range from around R6 million to R16 million on average, but top-end homes now go for well into the upper millions with the highest price achieved being R70 million.

There are currently *53 new property listings in Burgundy Estate according to Property24 Trends Data, with the average asking price for the area being R1.45million. The average sale price per erf for 2020 was about R2.175 million, while Section Scheme Units average sale price for the same period is R1.23 million.

The latest residential listings on Property24 show that two bedroom homes are most widely available, at an average list price of R1 254 500. Sellers in the area fall within the 36-49 years (36%), while buyers in the 18-35 years fall in (64%) followed by (19%) at 36-49 years.

Southern Suburbs

Stonehurst Mountain Estate

Stonehurst Mountain Estate is situated at the base of the Silvermine mountains close to top schools both local and international, beaches, shopping malls, golf courses, the Constantia wine route and the M3 motorway for easy access into Cape Town CBD.

The estate continues to appreciate in value as it is modern with premium security and offers a lifestyle for its residents,” says Tertia Barnett, Seeff property broker for Stonehurst Mountain Estate.

"It offers top-notch security. Amenities include a lifestyle centre with a gymnasium and lap pool, bistro and about 5km of walkways. Prices range from R8 million for a family house and R4.5 million for a townhouse. There is also still some land available from R3 million.

Blouberg

Sunset Links, Milnerton

The greater Blouberg area is home to one of the largest concentrations of security estates, especially attractive for its affordable pricing considering the prime coastal location, according to Andre Blignault, an agent with Seeff for Sunset Links.

"There are also upmarket estates such as the Sunset Links Golf Estate where buyers have been willing to invest considerably higher prices for the luxury of living in a security estate which is flanked on one side by the Atlantic Ocean and the other by the beautiful green golf course," says Blignaut.

There are currently *851 new property listings in Blouberg according to Property24 Trends Data, with the average asking price for the area being R1.899 million. The average sale price per erf for 2020 was about R1.995 million, while Section Scheme Units average sale price for the same period is R1.05 million.

The latest residential listings on Property24 show that three-bedroom homes are most widely available, at an average list price of R2.4 million. Sellers in the area fall within the 36-49 years (38%), while buyers in the 36-49 years fall in (40%) followed by (37%) at 18-35 years.

"Many homes face the ocean or golf course. Apart from the incredible views and spectacular sunsets, Sunset Links Golf Estate is also a 24-hour manned security estate, providing residents with peace of mind for secure living. It is close to the main arterials and only about 14kms from the CBD. There is a beach, popular with kite surfers as well as cycling trails. It is close to Canal Walk, the Waterfront and attractions of Blouberg and the city.

"Properties have sold for around R7.218 million on average over the last year. The highest price achieved was R18.85 million in 2018. Current listings on the market range from R4.85 million for an entry-level home to R17.7 million for a top end home."

Hout Bay

Applegarth Estate

The new Applegarth Estate located just two minutes from Constantia Nek offers a significant off-plan investment opportunity.

It is being developed as a top-class security estate with luxury homes located in an eco-friendly environment, which includes wetland areas, beautiful mature trees and award-winning landscaping. The plots are north-facing. Stellenbosch

There are a number of estates in the Stellenbosch area such as De Zalze, Croydon, Brandwacht aan Rivier and De Wijnlanden.

With the spectacular Stellenbosch Mountain as its backdrop, Brandwacht aan Rivier is said to have a contemporary character, designed in Cape Vernacular fashion - complete with luscious indigenous gardens and neatly paved walkways.

According to Karen van Niekerk, an agent with Seeff Stellenbosch, the estate offers easy access to the R44 and is located adjacent to the Stellenbosch suburbs of Brandwacht, Dalsig, Paradyskloof and Die Boord.

De Wijnlanden Estate is a mere 15-minute drive on the newly-upgraded Badel Powell Drive from Stellenbosch CBD. It is popular due to the easy access to the N2, Stellenbosch, Somerset West, Cape Town, nearby beaches, as well as Cape Town International airport.

The estate has 204 homes and is known for its country style character with a herd of Springbuck roaming freely on the estate. Of the 70 hectares only 30 has homes on. The rest is open spaces, parks and Renosterbos veld.  It was established about 18 years ago and offers facilities such as a clubhouse, tennis and squash courts, walking trails and a playschool for children up to 5 years old. There are seven dams perfect for fishing. Family activity days create a great sense of community.

"Large trees line the streets called Almond Grove, Olive Grove, Dawn and Simon’s Way. Spectacular mountain views are yours if you own a property facing towards Stellenbosch or Gordons Bay. It is increasingly seen as a sought-after destination for semigration buyers from Cape Town as well as upcountry areas such as Johannesburg and Pretoria looking to escape the cities for a better quality of life, says Lynn Giles, an agent with Seeff Paarl.

Paarl offers the quintessential winelands lifestyle with all the amenities of a big town on your doorstep along with quick access to Franschhoek, Stellenbosch, the West Coast and Cape Town in under an hour. The town offers a fabulous lifestyle in beautiful surroundings of mountains and vineyards.

There are currently *231 new property listings in Paarl according to Property24 Trends Data, with the average asking price for the area being R3 million. The average sale price per erf for 2020 was about R2.13 million, while Section Scheme Units average sale price for the same period is R697 500.

The latest residential listings on Property24 show that three bedroom homes are most widely available, at an average list price of R2.75 million. Sellers in the area fall within the 50-64 years (34%), while buyers in the 36-49 years fall in (39%) followed by (29%) at 18-35 years."

Boschenmeer Golf Estate

The Boschenmeer Golf Estate offers an excellent lifestyle and is known as the ‘family estate’ because once you move there, you never want to leave. Facilities include the unique 21 hole Paarl Golf Club, ample space to walk with kids and dogs and it is home to many indigenous bird species. Security is paramount but allows for carefree living. Boschenmeer lies a mere 1.5km from the Paarl CBD and some of the best schools in the country. The Paarl Mall is a stone's throw away.

"Boschenmeer is very popular for rentals and there is always a shortage of stock. Rates range from around R13 000 per month for entry-level townhouses, R20 000 for a one-level Country Home while luxury Villas range between R25 000 to R45 000 per month. Sales prices of current property on the market range from around R2.4 million to R12 million," says Lynn Giles, an agent with Seeff Paarl.

Franschhoek

The village of Franschhoek is one of the most desired residential areas in the country and is surrounded by a host of world-renowned wineries including La Motte and Babylonstoren.

"It is very prestigious to own property in Franschhoek and several exclusive estates attract a wide spectrum of buyers including upcountry and foreign buyers," according toys Tania Van Deemter and Marianne van der Merwe, agents with Seeff Franschhoek.

Franschhoek has *37 new property listings in Franschhoek according to Property24 Trends Data, with the average asking price for the area being R6.2 million. The average sale price per erf for 2020 was about R2 787 500 while Section Scheme Units average sale price for the same period is R2 017 500.

The latest residential listings on Property24 show that four bedroom homes are most widely available, at an average list price of R7.495 million. Sellers in the area fall within the 65years or older (44%), while buyers in the 36-64 years fall in (39%) followed by (14%) at 65-years or older.

Domaine des Anges - an estate with beautiful citrus and olive trees and vineyards, excellent security and fabulous communal facilities such as a clubhouse with gym, communal pool and floodlit tennis courts and only 42 houses. It is within walking distance to the town and attracts a mix of residential and second home buyers. Recent sales have ranged from around R7 million to R17 million, but homes are on the market to around R20 million.

Winelands Estate - a stunning security estate in the Drakenstein Valley with just 35 freehold stands, sized between 4 000 square meters and 1.1 hectares. Wide-open spaces, supreme privacy, vineyards and olive groves, and a fabulous lifestyle of blue skies with clean fresh air and beautiful unobstructed views of the Simonsberg, Paarlberg and Du Toitskloof mountains. It attracts a mix of residential and second home buyers including foreign ‘swallows’. Prices range from around R9 million to around R20 million.

Deltacrest Country Estate - only 21 houses, the estate has paddocks, vineyards and plenty of open spaces. It is close to Bridge House School and popular with families, hence it attracts mostly residential buyers. Prices range from around R7 million to just under R10 million.

Fransche Hoek Estate – the estate offers a spectacular setting characterised by rolling vineyards, the towering Drakenstein Mountains, blue-green olive groves and large expanses of indigenous fynbos which ensure an abundance of birdlife. Residents can stroll among the vineyards and fruit orchards, jog or cycle along the walking paths and enjoy seeing the many species of birds in the area.

The layout of the estate is uniquely designed with the residences clustered into three individual villages, each with its own identity. Fynbos is elevated with spectacular views of the valley and mountains, Riverside is located along the La Cotte River while the Werwe offers space all around and views that go on forever.

The estate boasts a median price of R11.95 million with recent sales of R7.5 million to R15.5 million according to Lightstone data.

Moira Atkinson, a rental agent with Seeff Franschhoek says estates are also very popular for rentals, predominantly estates such as Fransche Hoek Estate, Domain Des Anges Estate, La Petite Provence Estate and La Ferme Chantelle Estate. Rates range from around R20 000 to R50 000 per month.

Somerset West

Somerset West offers a quintessential country lifestyle a mere 40-minutes from Cape Town and only about 5-minutes from the Strand beaches. It is renowned for its pretty setting with the Helderberg Mountains as a backdrop and elevated properties enjoying views as far as the Strand coastline.

According to Dinis Martins, licensee for Seeff Somerset West, Somerset West is popular with families, older buyers as well as “swallows” from Europe who own property here. Somerset West offers a number of estates, from golf estates such as Erinvale to wine and country estates.

The area has *281 new property listings according to Property24 Trends Data, with the average asking price for the area being R2.795 million. The average sale price per erf for 2020 was about R2.45 million while Section Scheme Units average sale price for the same period is R1.3 million.

The latest residential listings on Property24 show that three bedroom homes are most widely available, at an average list price of R2.9 million. Sellers in the area fall within the 65 years or older (32%), while buyers in the 36-49 years fall in (34%) followed by (31%) at 18-35 years or older.

Erinvale Golf Estate

Erinvale Golf Estate in Somerset West boasts a championship golf course and is very popular with celebrities and top golfers, says Martins.

The position of the estate means that it enjoys spectacular views of the Helderberg Mountains and over the Strand/False Bay coastline. Somerset West is only a 40-minutes’ drive from Cape Town and in the heart of the winelands which makes it an ideal base for anyone who works or has business interest in the winelands or Cape Town itself. It is also close to the airport. It is surrounded by wine estates such as Lourensford, Morgenster and Vergelegen and the Erinvale Hotel and Spa is adjacent to the estate.

Erinvale offers large plots, and the homes are all individually designed. Houses below the clubhouse are priced at around R6 million on average and above the clubhouse upwards of around R8 million to over R20 million. It is predominantly second homes and retirees as well as many foreign “swallows”, especially from Germany who favour the estate for its fabulous country lifestyle in a very secure environment and proximity to the airport.

Bel’Aire Winelands Estate

Bel’Aire estate is located on the edge of Somerset West and offers stunning views. One a clear day, you can literally see across the entire Helderberg Basin as far as the Stellenbosch vineyards, the Strand and False Bay coastline.

It comes with top-class security (including 24-hour patrols) and, with a selection of excellent schools and the Stellenbosch University minutes away, it is sought-after with family buyers. Although home to 213 properties, it is a low turnover estate as owners tend to hold onto their properties, says Rosmarie Bell, an agent with Seeff Somerset West.

Stand sizes range from 481sqm to around 6 500sqm. The average price in the estate is around R7 million based on recent sales, but there is a good selection of homes in the R6.5 million to R10 million range.

George

Kingswood Golf Estate

George has become one of the most popular towns in the country for family buyers including those who are semigrating from upcountry areas such as Johannesburg and Pretoria but also from Cape Town as many people look to move for a better quality lifestyle. The town offers excellent infrastructure including good schools, a large regional shopping mall, restaurants, beaches nearby as well as the George Airport, says Pieter Jordaan, licensee for Seeff George.

The Garden Route is renowned for its golf estates, one of which is the Kingswood Golf Estate which offers great views from the golf course of the surrounding Outeniqua Mountains. There is still some land available, priced from around R800 000. Houses range upwards of about R2.8 million to about R12 million for a top-end home.

George has *456 new property listings according to Property24 Trends Data, with the average asking price for the area being R1.9 million. The average sale price per erf for 2020 was about R1.37 million while Section Scheme Units average sale price for the same period is R830 000.

The latest residential listings on Property24 show that three bedroom homes are most widely available, at an average list price of R2.54 million. Sellers in the area fall within the 50-64 years (32%), while buyers in the 36-49 years fall in (38%) followed by (32%) at 50-64 years or older.
