The commercial hub of the Waterberg district, Modimolle, is located approximately 135km north of Pretoria, near the southern edge of the Waterberg Massif of the Limpopo Province. Although the town is primarily focused on agriculture and farming, an increase in infrastructure has brought about higher numbers of property buyers moving into the area.

This is according to Loua Boshoff, Broker/Owner of RE/MAX Bushveld, who has recently opened his new office, which is located in the newly developed ModiMall.
“Due to lack of infrastructure in the past, such as no electricity, the property market in Modimolle was fairly stagnant to say the least. However, with vast new development in the area things have changed and we are seeing greater numbers of property buyers wanting to buy homes here.
“With the bushveld experience and pleasant climate it offers, the area has always been popular as a holiday destination, but now more consumers are choosing to make it their permanent home,” says Boshoff.
“Over the last six months there has been a definite increase in sales volumes, particularly among new buyers entering the market and those wanting investment properties.”
He says the recent buying activity in the area has been fairly equally divided between buyers from various age groups. According to Lightstone data, around 33.05 percent of recent buyers in Modimolle are between the ages of 36 and 49 years old, while 30.51 percent are between 50 and 64 years old and 22.88 percent are between 18 and 35 years old.

Bosveldsig is a very popular security estate for people over 50 years old. We are also experiencing a high volume of young, first-time buyers entering the property market, proving that this area caters for buyers in all different life stages,” says Boshoff.
He says an interesting trend developing in the area is buyers wanting large farms for the purpose of breeding exotic animals. “We have many game farms in the area, which attract a large number of tourists to the region,” says Boshoff.
Currently around 73.34 percent of property in Modimolle is freestanding homes, while the remaining property is divided between estates (20.58 percent) and sectional title units (6.08 percent). “While a large majority of the property in the area is freestanding homes, we are likely to see a lot of new townhouse complex developments going up in the area to cater to the growing demand. This will substantially increase sales volumes in the area over the next 12 to 18 months,” says Boshoff.
