Gorgeous historical home with cottage in Cape’s Greyton on auction

A historical family home in Greyton, Western Cape, will be going on auction on 27 September 2017.

The home comes with an already popular self-catering income-generating garden cottage which has an en suite bathroom plus own entrance and secure parking. This garden cottage is currently a popular choice for accommodation, and it is let out every weekend. It can accommodate two people at a time.

Tanya Jovanovski, franchisee of Rawson Auctions Western Cape, says the beautiful and bright family home has views of the magnificent mountains and picturesque little garden surrounding the house. All the rooms are bright and sunny with a wonderful open-plan flow. There are high insulated ceilings and Oregon and pear wood floors in most rooms of the home.

The home comprises four bedrooms, with the fourth bedroom currently being used as an office/TV room. The main room is spacious and has a full en-suite bathroom plus air-conditioning. There are three bathrooms, a lounge with a fireplace, dining room and magnificent kitchen.

The open-plan dining room and kitchen floors are terracotta tiled. The attractive kitchen has a solid Oak island with cupboards and a SMEG gas hob, as well as a double eye-level electric oven and hotplate set into the countertop, plus a scullery. There is an optional space for a breakfast nook.

Jovanovski says the house has an amazing bright spacious loft which has light grey laminate floors and three skylight, plus its own security alarm and LED lighting. “The choice is endless as to what you would like to use this space for, the loft still has its original beams. Plus there is a new rust-free insulated corrugated roof which was recently installed.”

The garden has a variety of fruit picking trees and plants. The large lawn leads to a secluded deck by the waterlily dam with a wooden jetty, not to mention the secret solar-heated plunge pool with built-in seating in a secluded spot for complete privacy.

Additional features include an outbuilding that can be used as staff quarters, a Wendy house, outside toilet and basin plus an aviary for birds, chickens and rabbits, and an irrigation system for the beautiful garden.

In terms of security, Jovanovski says the property has an alarm system, burglar bars on all windows, a perimeter wall and electric gate with controlled access. The outside of the home is well lit with lights that activate automatically during the evenings. There is parking space for up to four vehicles in front of the house.

“What makes this property special is the location - although located in the heart of the village, it is very private and quiet. It feels as if one is really in the countryside surrounded by trees and the majestic mountains,” says Jovanovski.

The auction will be silent by tender, comprising written offers in a sealed envelope, with tenders closing on 27 September 2017 at 12h00.

The reserve price is R2.995 million, however, Jovanovski says all offers will be reviewed, so please don’t hesitate to bid. The seller is registered for VAT, and as such, a transfer duty is not payable.

In following with the terms of Rawson Auctions, there is no registration fee to bid. However, 5% of the purchase price as deposit, as well as 10% commission plus VAT over and above the purchase price to be paid to Rawson Auctions by the buyer on acceptance of seller.

Bidders are required to be registered and must have certified copies of their identity documents and proof of residence with them.
