The month of September heralds the launch of the first 18 hole championship Ernie Els golf estate in KZN. It has taken developers five years to be ready to launch the development to the public.
Apartmentbox, a KZN based off-plan sales specialist, will be responsible for sales at Nondela. The development is currently being sold as a pre-launch opportunity with investors privy to a 10% discount on launch prices.
The estate itself is 1000 hectares in size, with all planning rights (ROD and DWAAF i.e. water affairs and forestry) in place. Land claim issues have been settled, with the developers having taken 5 years to get to a stage where they are ready to launch to the public.
On the footsteps of the world heritage site, planning rights are certainly very tough to come by, therefore there is not expected to be a proliferation of development as we've seen along our coastal stretches. Every care is being taken to ensure that the estate remains as ecologically sensitive as possible, with extremely low density dwelling rights (the smallest stand on the estate is 5 000 sq m) and game being re-introduced on to the land once the builders have cleared off site.
The estate has an abundance of water, with three rivers flowing through the land. Access to water is always of critical concern when establishing a golf course estate and lack of water has been the downfall of quite a few golf course developments in the country, particularly along the Cape coastlines.
Nondela has sporting facilities to match any of the current Drakensberg destinations. Although the 18 hole championship Ernie Els golf course is the backbone of the estate, the emphasis is on a family lifestyle resort as opposed to just another golf estate.
