"Conserving the natural habitat as well as Noordhoek's semi-rural character is very important to local homeowners and the result is a green belt that is home to conserved wetlands, ranch-type smallholdings with examples of Cape Dutch architecture and distinctly upmarket homes," says Donald Bower, area specialist for Homenet.
Prices for these smallholdings range between R3,5m and R8m while prices for homes in Noordhoek proper now start at around R2m for three-bedroom family homes. Units in the retirement villages Noordhoek Manor and Silvermine Village, where waiting lists are long, range between R1,2m and R1,5m depending size and position.
Bower says the highest reported price for the area was around R100m for a home in the De Goede Hoop Estate, and that an exclusive property now on offer is the 258 hectare Solole game reserve on the north-facing slopes, which is priced at R75m.
Traditionally a farming community, Noordhoek has grown exponentially over the past eight years since the Noordhaven and other farms in the area were subdivided and property values have shot up, says Bower. Stands that sold for around R250k in 2001 now command prices of around R1,8m. Most homes here are marketed at between R3m and R5m.
