Besides some beautiful holiday landscapes, South Africa offers some stunning holiday properties that can either be purchased or converted into Airbnbs or investment properties.

According to experts, here’s where you can get value for money holiday property across SA.

Great outdoor lifestyle on offer in Ballito

Ballito has always been a popular holiday destination and from January to July 2022 attracted over 271 000 visitors (Information courtesy of Ilembe Enterprise) with recorded bed nights in this same 6-month period being 910 365. Of this 71% was holiday accommodation. 97.89% of these visitors indicated that they would be likely to visit the North Coast again.

Marion Esterhuysen from North Coast Holiday Homes concurs that this year’s Christmas bookings, although late, have escalated considerable and they are already 99% fully booked. In addition to Ballito, homes in Zimbali Estate are also in demand, especially the larger sized homes.

Ian Naidu from Local Real Estate elaborates on what investors looking to purchase a holiday home in Zimbali can expect to pay. “The minimum price for a Zimbali property that is ideally suited to holidays and short term rentals such as Zimbali Suites will start at R2.79 million (Zimbali Suites), or an entry level home stand alone home in Zimbali Estate would be approximately R7 million.”

Monique De Witt from Local Real Estate who also sells in Zimbali Estate adds’. “The apartment I was selling recently in Zimbali Views attracted an income just in the December of R 10 000 a day!”

“Interestingly 40% of the buyers I have worked with in the past few months have wanted a holiday home that would also double as a short-term rental property and of my listings 32% actively do holiday letting,” says Monique.

“Working in Zimbali Estate we have seen an upswing in the local premium holiday market, particularly since Covid did make International Travel very cumbersome,” says Naidu.

“Added to this the Capital Zimbali hotel has also brought a new dimension to the estate so holiday makers now have a choice of top-notch restaurants without having to drive into Ballito town. Holiday guests in Zimbali also have access to the privatised Zimbali Country Club, which is another huge bonus. The holiday amenities in both Zimbali Estate and Ballito itself are wide ranging and very appealing including beach and watersport activities, golf, /cycling/hiking trails/micro lighting etc which all adds to this area’s allure”.

Richard Anderson from Local Real Estate elaborates on beachfront options in the Salt Rock area. “ From a beach front perspective properties have a starting price of R2.05 million, being 93sqm in size, and currently our highest priced beachfront property is R 10.8 million for 414 sqm.

Ballito, currently has *582 new property listings, according to Property24 Trends Data, with the average asking price being R3.25 million vs the average selling price of R2.279 million.

The average sale price per erf for 2021 was about R3.025 million, while Section Scheme Units' average sale price for the same period is R1.855 million.

The latest residential listings on Property24 show that three-bedroom homes are most widely available, at an average list price of R4.195 million.

77.3% of the sellers are older than 49 years old, while 50.2% of buyers are younger than 49 years old.

Holiday-styled properties available in KZN Midlands

The KZN Midlands has long been a popular tourist destination due to its outstanding natural beauty plus it holds a collection of tourist routes that includes accommodation, arts and crafts destinations and many eateries. The Nottingham Road area has excellent trout fishing locations, a number of micro-breweries and coffee culture cafes, well known spas and wellness retreats and it is also a popular trail running, hiking, mountain, road and gravel biking hot spot. Being only 4 hours from Joburg and 1 and half hours from Durban has made this area a well-liked weekend destination.

The average sale price per erf for 2021 was about R1.09 million, while Section Scheme Units' average sale price for the same period is R835 000.

The latest residential listings on Property24 show that three-bedroom homes are most widely available, at an average list price of R1.4 million.

29.7% of the sellers are older than 49 years old, while 38.6% of buyers are younger than 49 years old.

Heading for the countryside? Karoo property continues to attract buyers

The beautiful landscape and safe, laidback lifestyle of the countryside continues to attract more buyers, according to the Seeff Property Group.

Jan Verlinde, licensee for Seeff Oudtshoorn says there is now strong demand from semigration buyers who are looking to relocate to Oudtshoorn in the Klein Karoo. “About 20% to 25% of our Seeff’s buyers over the last two years have been from large cities, mostly Cape Town, and Johannesburg.”

If you can still work remotely, why would anyone want to live in an expensive, fast-paced, perhaps dangerous city? Oudtshoorn is a very safe town, children can still play outside and ride their bikes in the streets without giving their parents anxiety. With several top-quality schools, children can still receive the individual attention that they deserve.

Another benefit is that properties in Oudtshoorn are comparatively low priced compared to larger towns and cities. Verlinde says: “Why settle for a two-bedroomed apartment in a city when, for the same price, you can have a 3-bedroomed home with a swimming pool in Oudtshoorn.

Modern properties range from R1.6 million to R2.5 million for large three-bedroom homes, while smaller homes are even more affordable. While the new developments offer luxury, heritage sandstone homes are regularly seen on the market and are comparatively cheap. A sandstone home can be yours from as little as R1.2 million. Whatever your taste and needs, Oudtshoorn has the perfect home, he says.

Flip Augustyn, an agent with Seeff Calvinia says the area enjoys 80% starlight and offers Karoo living at its best. It’s well-known for the annual Hantam Vleisfees which attracts visitors from all over.

You can still find lovely Karoo houses here for between R500,000 to R1.5 million. Farms, mostly sheep and goat farming tend to sell for upwards of R1.5 million to R20 million depending on the extent and location of the farm.

20.5% of the sellers are older than 49 years old, while 43.5% of buyers are younger than 49 years old.
