A double-storey house and vacant plot on Boyes Drive in Muizenberg, Cape Town, are to be auctioned as one lot on 28 June at 12h00.
This is according to Tanya Jovanovski, franchisee of Rawson Auctions Western Cape, who says the first property is a double-storey house, comprising of two units, each with their own separate entrances.
She says the units can either be sectionalised, or simply let as is. The house is currently being used as a four-star guesthouse, and both units have breathtaking views of the False Bay coastline and the seaside suburb below.
Jovanovski says the downstairs unit has three bedrooms, two full bathrooms, a guest toilet and basin, an open-plan lounge and dining room, and a kitchen with built-in cupboards and an electric/gas stove.
Upstairs is laid out similarly, with two bedrooms, two full bathrooms, a storeroom, guest toilet and basin, an open-plan lounge and dining room, and another kitchen with built-in cupboards and an electric/gas stove.
“As mentioned before, this property is currently being used as a four-star guesthouse, and is rented out at a rate of R1 500 a night - which isn’t surprising if you consider the quality of the stay,” says Jovanovski.
She says the house is lined with big windows and sliding doors which lead out onto a wooden deck for the upper unit, and offer abundant natural light and panoramic views of the Cape coastline. The units are modern, but warm and welcoming, and have beautiful bare stone work on some of the walls.
According to Jovanovski, the unit downstairs has a small well-kept garden with equally amazing views, and there is parking for four cars behind an enclosed security gate within the property, which is a huge bonus as most properties in the area don't have secure parking, and most of the time it is off-street parking. The second property is a 657sqm vacant erf right next to the house.
“I love the diverse options these properties offer - you can keep it as a single house, sectionalise it, use it as a guesthouse or move into it, not to mention the big vacant plot that can be developed on. The possibilities are endless,” says Jovanovski.
She says the auction will be silent by tender, comprising written offers in a sealed envelope, with tenders closing on 28 June at 12h00.
“The reserve price is R7.1 million, however, all offers will be reviewed, so please don’t hesitate to bid,” says Jovanovski.
The seller is registered for VAT, and as such, a transfer duty is not payable, and rates and taxes are a minimal R300 a month.
In following with the terms of Rawson Auctions, Jovanovski says there is no registration fee to bid. However, 5% of the purchase price as a deposit, as well as 10% commission plus VAT over and above the purchase price is to be paid to Rawson Auctions by the buyer on acceptance of the seller.
Bidders are required to be registered and must have certified copies of their identity documents and proof of residence with them.
