Greeff says the process can be one of minimal stresses, but one which yields maximum results, provided a qualified and professional team is consulted.

There have been many horror stories of people trying to buy and sell at the same time, with either the sale falling flat or the planned purchase not going as planned. That does not have to be the case. When you work with a reputable real estate agency who have done their homework and are experienced with the dos and don’ts of property transactions, then the entire situation is automatically more stable. Buying and selling at the same time not only has the potential to be exhilarating, but also incredibly rewarding, he says.

According to Greeff, you should consider the following:

Know exactly what you are looking to buy before beginning the selling process. Make a list of property features and other requirements you are looking for and give this list to your agent to aid them in narrowing down options.

Experts advise that the market is currently flat and have increasingly called for sellers to price their properties carefully in order to ensure a successful and swift sale. Always keep in mind that even with careful pricing and guidance from your agent, you may need to wait it out until the right buyer comes along and is willing to pay a fair price for what you have on offer.

Current market conditions make it apparent that those interested in buying will be able to choose from a selection of properties. It is imperative that you ensure that all the distinctive aspects of your property stand out from the rest.

Remember, once the offer to purchase has been signed by you - as well as accepted by you, it will take a few months for everything to be finalised. Buying and selling property is not as speedy as you may be inclined to believe. There are legal processes that need to be correctly followed, and patience is always rewarded.
