Tulbagh property attracting out-of-towners

Tulbagh property has enjoyed a triumphant year.

This is according to Seeff agent, Nelia Retief, who says by mid-2014, Seeff’s team had already reached its annual sales budget and ended the year with property sales of R35 million.

Sales range from houses to farms, including a number of sales above R2 million, such as the Witzenberg Country Inn that sold for R2.6 million, farms that sold for up to R3.95 million and R5 million for Klipfontein farm in the Winterhoek area.

Retief, who is a stalwart in the local community, attributes the excellent performance to various marketing initiatives that are drawing buyers and tenants to the village. Its close proximity to Cape Town (only 120kms) has made it an ideal spot for festivals, weddings and weekend tourism, all of which has brought more buyers, she says.

The popular KykNet television programme, Koekedoor, a baking competition reality show, currently flighted every Thursday at 8:30pm, was also filmed in Tulbagh, something that will no doubt further boost the popularity of the village, she says.

“Already, our buyer base has grown beyond locals to growing numbers of out-of-towners, and even foreigners from countries such as Germany. Some buy with the view to invest in a weekend home or lifestyle farm, while others are looking at retiring here.”

The rental market is also booming, and Seeff has grown its rental book by almost 32% to 62 properties. The demand for rental housing continues to outstrip demand, though, says Neil Brand, who manages rentals.

The average monthly rental for a three bedroom home is between R4 500 and R5 500, and these, especially, are good buy-to-let investments. The demand for rental is such that landlords get yields of up to 10%, he says.

Retief says the pretty village still has much to offer. The mountains and rolling fields, orchards and vineyards, clean air and plenty of outdoor living makes it a real hotspot.

Add to this the host of excellent property options, still at reasonable prices, and you have the best of both worlds.

Consider for example that a top-end gentleman’s estate nestled among the Winterhoek Mountains with stunning mountain and vineyard views is priced at just R6.5 million.

The land is 1ha in extent and includes a dam along with a magnificent 580sqm manor house with five bedrooms, two lounges, a large kitchen, billiard room and stunning finishes. There is also an outdoor entertainment area, swimming pool, a second two bedroom house guest suite that overlooks the dam and multiple garaging.

This property typifies the property options here, says Retief. It is quite a find for a lifestyle buyer, but could also be converted to a guest house.

While last year was one of the best in recent times, Retief expects 2015 to be another good year. The year is already off to an excellent start with Seeff already concluding the sale of five houses, three vacant stands and a lifestyle farm to the total value of R10.2 million.
