Rising demand for big-ticket homes in Bloemfontein

Homes in the Woodland Hills Wildlife Estate are currently in high demand among Bloemfontein’s most affluent buyers.

This five bedroom home in the secure Woodland Hills Estate is set on a 1534sqm erf and features a French style kitchen. It has an open deck with a Jacuzzi, and is on the market for R5.9 million - click here to view.

This is according to Johann du Plessis, owner of the RealNet Bloemfontein franchise, who says these buyers are mostly top professionals and business executives.

“Over the past few months, we have seen a surge in demand for homes in this estate that are priced upwards of R3 million, with the top-notch security provisions and the access to a natural environment with free-roaming game being the main attractions for upmarket buyers.”

Homes in the estate have sold for between R2.39 million and R7 million, and the fact that it is very well maintained and that a shopping centre is being constructed on its doorstep will no doubt further enhance its desirability, he says.

According to property data company Lightstone, 40% of buyers in Woodlands Hills are aged between 36 and 49, while 36% are aged between 18 and 35.

Meanwhile, Du Plessis says some well-heeled buyers are heading for the more traditional suburbs with character-filled homes and gardens full of huge trees.

“In Waverley, for example, home prices now average about R2.5 million, and we are seeing many homes here being upgraded and modernised, as well as the very large stands being subdivided.”

A favourite retirement destination, Bloemfontein is also experiencing high demand and a shortage of homes for sale in retirement villages with frail care facilities, he says.

“Although there is some development of this kind to the north of the city, we find that buyers are reluctant to purchase off plan in a development where the medical facilities will only be built after all the units have been sold.”

On the other hand, he says they have seen increased demand for units in the new Sewe Damme development, which already has a frail care facility.

“The trend nowadays is for people aged between 50 and 60 to buy in retirement villages instead of the suburbs because the homes are modern and spacious and the security is good.”

The demand is currently highest for units with two bedrooms and two bathrooms in the R1.2 million to R1.5 million price range, he says.

In the family-home sector, Du Plessis says, good value is still to be found in tranquil suburb of Langenhovenpark, which is close to top schools and the University of the Free State. There is strong demand in the R1 million to R1.6 million range, but resistance at the R1.9 million level, he says.
