New ‘green’ Somerset West estate homes from R2.049m

The Acorn Creek development is set in one of the largest and most active development nodes in the Western Cape - in the rural surrounds of the Helderberg basin, about 5km from Somerset West between the N2 and the R102.

Homes in Acorn creek in the Helderberg basin are selling from R2.049 million - click here to view.

“Acorn Creek offers a pocket of exclusivity, security and energy-efficient living,” says Riaan Roos, CEO of MSP Developments, multiple award-winning developer of Acorn Creek.

“Acorn Creek is a true village, and is unique in terms of the village design layout and architecture by the award-winning Dennis Moss Partnership team.”

Roos says the spatial arrangements have been extremely carefully considered, with use of cobblestones and archways through buildings like coachman’s entrances that provide clear lines of sight to custom-designed focal points, parks and water features.

“Some homes have been specially designed as custom units on specific erfs to provide such focal points,” he says.

With activity underway on the civils, Roos says construction of the first houses in phase one is set to commence in February 2017, with completion of the first homes around October 2017.

There will be eight phases in all, with phases one to six comprising 380 homes and phases seven and eight offering 180 village apartments.

“Phase one has just launched with 37 homes on offer, of which seven have already been sold,” says Roos.

Roos says there are numerous public open spaces in conjunction with the creek, orchards and water features. The estate offers ample cycling and walking tracks with play areas for the kids.

“Phase one has 17 different house styles to choose from, half of which have been customised for their specific plots.”

He says the average house size is 172sqm, and all have three bedrooms, two-and-a-half bathrooms, patios and single garages with additional carports, and allow for extension over time. The architecture is contemporary Cape vernacular, with walls kept low for the village feel.

“Grohe taps, granite kitchen tops, a gas hob with electric oven and cooker hood and built-in braais are standard. Some home designs include a fireplace, and the buyer can choose between a gas and wood-burning option. A wide selection of carpets and tiles is available,” says Roos.

“A solar geyser system and panels are standard on every roof, with a hybrid power back-up solar system that will allow residents to live up to 95% off the grid. Acorn Creek also offers fibre-optic internet.”

Roos says there are numerous public open spaces in conjunction with the creek, orchards and water features. The estate offers ample cycling and walking tracks with play areas for the kids.

“Combined with this modern country village lifestyle is top-end access control, including thermal imaging cameras, biometric identification, professional guards and state-of-the-art perimeter securing by Fang, an industry leader,” he says.

Acorn Creek is well located, approximately a 30-minute drive from Cape Town, 20 minutes from Cape Town International Airport and just 5km from Somerset West.

“World-renowned wine estates and the University of Stellenbosch are just a 10-minute journey away, as are nearby beaches, golf courses, weekend markets and various mountain bike trails for outdoor enthusiasts,” says Roos.

There is easy access to educational and commercial amenities in the immediate surrounding area, as Acorn Creek is situated adjacent to the new Curro Sitari Private School that opened its doors in January 2016.

A brand new flagship Checkers will also be opening close by, while there is easy access to public transport and major traffic arterials.

“Prices start from R2 049 900, and buyers need only pay their bond costs. This development is supported by all four major financial institutions, and up to 100% bonds are available for approved buyers,” says Roos.

“A fully-refundable R25 000 deposit secures your dream home, and this will be used towards the purchase price. Acorn Creek - being a turnkey, or zero interim interest product - is ideal for young professionals, couples, small families and those looking to scale down into retirement.

Interested prospective purchasers can see a full model of the village, as well as mini interior layouts at the opened site. The site office hours are from 09h00 to 17h00 during the week, 10h00 to 13h00 on Saturdays, and 13h00 to 17h00 on Sundays.

Roos says there is a lot of activity on site, with the upgrade of the river corridor that runs the entire length of the development having already commenced.

Gabion walls and ponds along its length, called forebays, will collect sediment and filter the water, cleaning the creek as it goes. Many trees, including fruit trees, water-wise plants and fynbos are to be planted throughout the development.
