Magnificent game farm in Clanwilliam up for auction

Boschenbach, a private game reserve in Clanwilliam, is being brought to auction near the end of July.

This is according to Tanya Jovanovski, franchisee of Rawson Auctions Western Cape, who says the farm comprises 1.622ha and houses over 200 game, a five bedroom lodge, six en suite chalets, and an additional house and manager’s house.

Jovanovski says the chalets, lodge and house located on the farm are very old and in need of a good renovation.

Zoned as agricultural zone 1, the farm can be found at Boschenbach 659, along Clanwilliam Road in the Western Cape.

“The buildings that exist on the property are vast and varied. The main lodge compound comprises a farm-style house with five bedrooms, kitchen, two living areas and four bathrooms,” says Jovanovski.

“Outside of that is a braai area with a restaurant and lapa, which is ideal for themed weddings, conferences and events.”

The manager’s house has four bedrooms, while the additional residence is a four bedroom home with unfinished thatch roof. The six en suite chalets were converted to residences from old stables.

Additional buildings on the farm include two two-bedroom cottages, cold room, and workshop.

“As mentioned before, the buildings are old and will need to be renovated,” says Jovanovski.

“The farm houses 14 sites of bushman paintings, beautiful waterfalls, seasonal flowers and breathtaking mountain views, and offers you the opportunity to enjoy the adventurous sport of bouldering,” says Jovanovski.

The game on the farm include three lions, three zebras, 60 elands, 30 kudus, 25 gemsbok, 65 springbok, 50 impala, 15 blou wildebeest, three red hartebeest and four buffalo.

“Boschenbach farm has all the required enclosures, and some extra additions for possible future use,” says Jovanovski.

“There is a rhino-proof boma for the adjusting of game before and after transporting them, additional boma on the Kleinpoort farm, two lion camps on top of a 1m deep cement foundation and rhino and donkey camps.”

She says the main lodge and entire farm are fenced in, and the gates at the entrance are locked. The farm has Cape Nature certificates, indicating that the enclosures are adequate and that they are allowed to keep wild animals.

Water sources include seven boreholes, three dams and a cement reservoir that can hold approximately 100 000 litres. Power is supplied to the farm via four power outlets located on the Kleinpoort farm at the main lodge, the dam, and via Eskom transformers near the bottom gate.

“The farm itself is a wonderful place of interest, however, there are many other attractions which can be found in and around the property,” says Jovanovski.

Jovanovski says there is great possibility of generating income through the rental of the various accommodations throughout the game farm. The farm can accommodate a maximum of 32 people if each room is to double-up, and therefore it also allows for 16 single rooms.

The main house can sleep five, the lodge sleeps six, the chalets sleep two each, and the additional house can accommodate three people. A single room per person wishing to go hunting can vary, depending on the hunt, but is approximated to be around R5 000.

“The farm has an existing liquor licence, which is make or break in places like this. The farm also includes four of the famed Big Five, and together with the authentic San rock paintings, this offers the opportunity to take advantage of the Cape tourism market,” Jovanovski.

“Clanwilliam itself is one of the ten oldest towns in South Africa, and is home to the rooibos industry. There are various museums and monuments around that bring to light the town’s rich history.”

The farm comprises 1.622ha and houses over 200 game, a five bedroom lodge, six en suite chalets, and an additional house and manager’s house.

She says the farm’s rates are only approximately R4 500 annually, and the seller is registered for VAT. The guided price for this auction, which will be silent by tender, is R18 million, however all offers will be reviewed.

In following with the terms of Rawson Auctions has laid out, there is no registration fee to bid. However, 5% of the purchase price is required as a deposit, as well as 10% commission plus VAT over and above the purchase price to be paid to Rawson Auctions by the buyer on acceptance of seller.

Bidders are required to be registered and must have certified copies of their identity documents and proof of residence with them.

Bids must be handed in before Wednesday, 27 July 2016 at 12h00, and can be delivered to Rawson Property Group’s head office 222 Main Road, Rondebosch.
