Luxury homes from R7.65m nearly sold out in Newlands, Cape Town

22 Jun 2017

The Cape's Southern Suburbs’ development, 3 Mona Crescent, has just four homes left for sale.

Comprising a total of nine freestanding, freehold homes in Newlands, Cape Town, Clint Southwood of Jawitz Properties Southern Suburbs, says 3 Mona Crescent is being marketed by Jawitz Properties, and is expected to be complete by the beginning of 2019.

“Homes are selling quickly, and with only four left, this is an opportunity not to be missed by the shrewd investor,” says Southwood.

“The development boasts the latest eco-friendly specifications and is selling on a plot-and-plan basis, where homes are sized between 256sqm and 315sqm and priced between R7.65 million and R8 million inclusive of VAT."

As the homes will be bought directly from the developer, Classico, Southwood says transfer duty will not apply.

Each home has three levels and is designed in a modern, contemporary-Georgian style.

The top-floor level has three bedrooms with two bathrooms, or all en suite, while the ground floor features a guest bathroom leading to a study/bedroom area, as well as the kitchen/scullery that opens to a dining and living area, and a private garden.

Each garden is landscaped and features a patio in an already established tree-lined setting, and a borehole will supply water to each garden, as well as supply the flushing of toilets.

“This assists in ‘greening’ the homes by both saving water and contributing to the already aesthetically pleasing, private and spacious living experience epitomised by 3 Mona Crescent,” says Southwood.

The third level is a basement/garage space below ground, with two private and secure parking bays allocated to each home, as well as a storeroom.

“Buyers can choose from a range of modern flooring, bathroom and kitchen finishes and fittings, or can opt to customise their homes to their own specifications,” says Southwood.

Designed by architect Justin Hervey from Raubenheimer Hervey and Associates, 3 Mona Crescent features remote-controlled access, electric fencing, CCTV cameras, and security guard quarters. Units are also set up for ADSL conduiting and dual-view HD connectivity.

This oval shaped development is adjacent to the recently completed 6 Mona Crescent and Monorgan Mews. It is located in the catchment area of top schools, is in walking distance to the Jammie Shuttle service bound for UCT, and is a stone’s throw away from Newlands cricket and rugby grounds, Cavendish Square, Virgin Active, Kelvin Grove and many more amenities.

“Newlands is a highly sought-after and central part of the Southern Suburbs, and 3 Mona Crescent certainly offers buyers an excellent investment opportunity or an ideally situated space to call home,” says Southwood.
