Great value lifestyle property on offer in KZN’s Upper Highway

25 Jun 2017

While KwaZulu-Natal is well-known for its beach attractions, there are still expanses of countryside and developments focusing on a country lifestyle that are proving popular in the province.

This four bedroom, three bathroom home in Summerveld has an undercover patio overlooking the pool, and well-maintained garden. It is on the market for R6.8 million - click here to view.

“In our area of the Upper Highway in KZN, the most popular countryside places drawing the buyers are Shongweni, Summerveld, Monteseel and Drummond, with the latest upswing being experienced in the Hammarsdale area due to the R1.1 billion warehouse investment by Mr Price, which has seen a huge revival of interest in this particular area,” says Michele Wilson, Director of Seeff Hillcrest, Kloof, Waterfall and surrounds.

“These are considered our ‘outlying’ areas and the lifestyle there is largely drawing the horse owners and people who are looking for smallholding opportunities, either to have livestock or grow their own fruit and veg, or just to provide their young families with an out-of-town, holistic and peaceful countryside lifestyle.”

Wilson says as far as the horse owners and cattle/pig farmers are concerned, they wish to ensure that their animals have large erfs for their wellbeing, as well as ensuring that their family’s’ lifestyle is that of a free and open environment.

She says prior to all the development in Hillcrest and Kloof, the Upper Highway area was always a farming community.

“Even though development has taken place, the areas I mentioned above are still farming and countryside areas, and Hillcrest has therefore become known as the ‘village with a vibe’, and the flavour of farming communities is still very present in Shongweni and Summerveld,” says Wilson.

This four bedroom, three-and-a-half bathroom home in Alverstone has a gym, playroom and cottage. It is on the market for R12.95 million - click here to view.

“We have a mixture of wonderful estates and game farms in our countryside areas, for example Phezulu Estate and Stoneford, which attract families wanting either countryside living where the game stock roam freely, or an estate which attends to all their equestrian needs.”

According to Wilson, those looking to buy country properties are made up of a mixed age and race demographic, with a few foreign investors purchasing ‘holiday’ homes for their visits to South Africa where they fulfil their needs for countryside and wildlife experiences.

“Many large erfs of hectares of land can be purchased at really good value - especially for the foreign buyers, and potential buyers must be sure to deal with a real estate agent who recognises and has all the property’s information readily available, and understands exactly what you require from the countryside living you are planning to enter into,” says Wilson.

“In our office we have experienced agents who have ring-fenced the outlying areas as the sector that they sell in. These agents are well conversant, not only in the history of the area, but all relevant aspects that are important to the farming community and all the agricultural legal zonings and environmental aspects important to the ‘out-of-town’ buyer.”

This 1 731sqm plot in Alverstone is set in a secure private estate and is on the market for R675 000 - click here to view.

Wilson says Seeff Hillcrest and Waterfall currently have countryside properties on offer which include a four bedroom, two-and-a-half bathroom home priced R3.35 million in Phezulu Estate. This home is modern and comfortable for family living in its design, with a modern open-plan kitchen, dining room and lounge with a fireplace - all leading out onto a covered patio overlooking Phezulu Estate and the roaming zebra and buck.

She says this private game reserve in Alverstone, 7km from central Hillcrest, features zebra and giraffe, and is the ideal lock-up and go estate with 24-hour manned security, easy access to the N3 and M13, and excellent schools nearby. Plots of over 1 700sqm are also available from R675 000.

They also have land in the sought-after equestrian Stoneford Estate, ranging from 3 600sqm to 4 000sqm, available from R1.1 million.
