Good value homes in Krugersdorp

With the Cradlestone Mall in Krugersdorp in the news as this year’s winner of the SA Council of Shopping Centre’s Best Retail Development award, the West Rand town is also rapidly renowned as a great place for first-time home buyers to gain entry to the property market.

In historic Krugersdorp West, for example, three bedroom family homes, many of them renovated or modernised through the years, are still available at prices of between R500 000 and R600 000 and not surprisingly, buyers with young families are particularly active in this segment of the market.

This is according to Gerrit Alberts, manager of the local RealNet franchise, who says many homes in the old part of Krugersdorp are more than a century old but solidly built. They offer a perfect entry point to the local property market for young buyers who are budget conscious, while the typically large stands of around 1 000 square metres offer ample outdoor space for families with young children.

He says one of the first questions young buyers ask nowadays is what the average monthly municipal services bill is. "This is an important aspect of budget planning and the fact that rates in Krugersdorp are lower than in surrounding areas acts as an added incentive."

Meanwhile, younger buyers with established careers and solid incomes are targeting homes priced up to R1.5 million in newer areas such as Krugersdorp North, Monument, Rant-en-dal and parts of Noordheuwel. Homes in these areas were mainly built in the 1970s and typically offer three spacious bedrooms, two bathrooms and garages, while many also have swimming pools.

At the top end of the market, where prices exceed R4 million, sales are more subdued but by no means stagnant. "High-end homes in the area offer excellent value compared to similar properties closer to Johannesburg and spectacular mountain views are an added incentive for businessmen who buy in areas such as Noordkruin," says Alberts.

The pace of life in Krugersdorp is also far slower than bustling Johannesburg suburbs, affording residents the luxury of a more rural setting within quick striking distance of offices in Johannesburg, the northern suburbs, Pretoria and Midrand thanks to good access to the N14 and feeder routes.

He says Krugersdorp offers modern shopping facilities such as the Key West centre in the CBD as well as a convenient spread of smaller centres throughout the suburbs. Good schools are also a drawcard, especially the Monument Hoërskool, renowned as the alma mater of several top athletes and national and provincial rugby players.
