Designer homes in new gated Hout Bay estate from R7.4m

An upmarket gated estate is set to be developed in Hout Bay, Cape Town, which is primely situated on Suikerbossie, overlooking the valley. 

Named Nooitgedaght, the residential development will consist of 20 designer homes ranging in size from 340m2 to 450m2 on erven that range in size from 915m2 up to 1 400m2. 

Rob Stefanutto, MD of Dogon Group Properties, explains that each house is sold on a plot and plan basis and buyers can choose the plot that they wish to purchase and then add their preferred house design.

“There are three different contemporary designs to choose from, offering three and four bedroom options, with the ability to extend, and buyers can work with the design team to tailor their chosen house plan to their individual tastes and preferences – creating a bespoke premium property.” 

The estate will feature three boreholes for residents’ use and will be entirely walled, with a verifier system for security. Each home will also include top security features, will have top-quality finishes throughout, and the designs include an optional swimming pool and deck.” 

Prices start at R7.4 million, with no transfer duty payable as buyers will be purchasing directly from the developer. On the starting priced homes this is a saving of over R700 000.

According to Stefanutto, time has shown that those who invest in gated communities have seen significant investment growth. 

Hout Bay is far from the sleepy village it once was and continues to attract residents who are drawn to the location – with easy access to the CBD and its premium seaside location – access to top private schooling and access to top class amenities.”

Due to the success of the Avignon development in Hout Bay, he says they feel that this new premium gated community is well overdue. “Many purchasers are looking for this type of property in this area and Nooitgedaght strikes a competitive balance between price and location.”
