CT city living goes suburban

Cape Town's façade has seen a dramatic overhaul in recent years with old buildings being revamped into upmarket, Manhattan-style apartments.

7 On Byrnes, a new development in Wynberg, is bringing contemporary inner-city living in into the suburbs, whilst catering to young, first-time buyers.

"Businesses have been migrating out of the city centre into the suburbs for years. Until recently, the suburbs have been able to accommodate those who lived and worked there, but with a growing middle class, we are seeing a strong demand for housing, and no new land," says Andy Miles, developer of 7 On Byrnes.

This has led the Cape Town City council to encourage a trend towards densification in line with all major cities around the world. "Densification not only benefits the city by allowing for greater efficiencies in the delivery of municipal services, development and transportation. In South Africa, it benefits residents by offering them a more safe and secure living environment," says Miles.

"People want safety first, but thereafter, they want quality of life, as well as quality in their living place."

"The development is situated along Wynberg's urban spine, which is a good capital growth area and is one of the regions that we expect to see upliftment in over the next few years."

"In staying with the city/industrial-chic feel, we created clean, crisp, modern loft and studio units," says Miles.

"The units are designed in a way that affords a simple, but effective use of space. Downstairs bedrooms and living areas are carpeted, and loft bedrooms have wooden floors. There are built-in bedroom and kitchen cupboards as well as a fridge connection point, hob and under-counter oven in the kitchen," adds Maranz.

Each apartment includes a parking bay within the security wall that surrounds the complex, and ground floor studios can each enjoy a 20sq m garden.

Construction is expected to be completed in September 2009 and there are 19 units left for sale.
