“Although we are seeing considerable interest from buyers, there is not enough stock to meet the ongoing demand,” says Leonie Van der Sande, area specialist for Pam Golding Properties in Centurion. Homes here are priced from R3.75 million to R47 million at the upper end of the market.

“Buyers are willing to pay premium prices to live on an estate that also offers one of the top IEB schools in the country. Cornwall Hill College covers grade 000 to matric, making the estate especially appealing to families who want the luxury of having their children attend school close to home,” says Van der Sande.

The family appeal is borne out by Lightstone’s property data, which shows that 76% of recent buyers (July 2018 to July 2019), were between the ages of 36 and 49. Not only does Cornwall Hill offer excellent schooling and other amenities on the estate, but it is centrally located between Pretoria and Johannesburg, and is just a 15-minute drive from O.R. Tambo International Airport, she says.

Its 402 properties are predominantly freehold, with just over 10% being sectional title, and stands range in size from 1 000sqm to 10 000sqm.

Given the appeal of this estate, Van der Sande says it is not surprising that there has been a solid growth in house prices over the past decade. Sales of as high as R22 million have been reached in recent years, and in 2018 Pam Golding sold two properties for R10.4 million and R11 million respectively.

Although the current economic pressures have had an impact on property prices, it seems the demand for homes in this prestigious estate has enabled sellers to achieve higher prices compared with similar estates in the area, she says.

Homeowners are reluctant to give up their homes because of the substantial benefits associated with living on this estate. In fact, Lightstone property data shows that most homeowners have had their properties for 11 years or longer.
