Units in entry-level developments to the south and east of Johannesburg are selling fast.

This is according to Carlos Moreira, owner of the Harcourts Olympic estate agency that operates in these areas, who says eight out of every 10 prospective buyers who view units in the affordable price range are making offers to buy.
Moreira, who specialises in marketing new developments, says two projects are currently in particular demand. Firstly, he says they have just taken over the marketing of units in Helderwyk Village near Carnival City on the East Rand and young buyers are now lining up to sign offers.
He says the development currently offers about 150 units in the R400 000 to R800 000 price range, with a further 300 to be released in the near future, and it is in an excellent location with regards to highways, shopping centres and recreation facilities.
“Units in Ormondo View Estates, near Nasrec and Southgate to the south of Johannesburg are also selling fast. They sold a total of 120 units in this development last year and they are on track to sell at least another 100 this year.”

Moreira says young black professionals between the ages of 25 and 30 are flocking to the development thanks to good value, excellent security and good location. He says prices range between R379 000 for one bedroom units and R900 000 for three bedroom units.
There is also a new development in Beyers Park in Boksburg offering off-plan freestanding units at prices ranging from R469 000 for 75 square metre units with two bedrooms to R549 000 for units of about 80 square metres with three bedrooms.
Moreira expects that these units will also be targeted by young buyers thanks to the proximity of the East Rand shopping mall. He says it is a popular area and the nearby highway network makes a commute to offices in other areas convenient.
