9 new designer homes coming to Cape Town's Newlands from R7.95m

3 Mona Crescent, a new development in Newlands, Cape Town, comprises nine freestanding, freehold homes.

Homes in 3 Mona Crescent will be priced between R7.95 million and R10.5 million, inclusive of VAT. As the homes will be bought directly from the developer, Classico, transfer duty will not apply, says Southwood.

“The development boasts the latest eco-friendly specifications and is selling on a plot-and-plan basis,” says Clint Southwood of Jawitz Properties Southern Suburbs.

“Sized between 251sqm and 304sqm, homes are priced between R7.95 million and R10.5 million, inclusive of VAT. As the homes will be bought directly from the developer, Classico, transfer duty will not apply.”

Southwood says each of the nine modern, contemporary-Georgian homes has three levels.

A basement/garage is below ground, with a further two private and secure parking bays, while the ground floor comprises the kitchen/scullery and opens to a dining and living area, as well as a private garden. A guest bathroom leading to a study/ bedroom area completes this level, and the top floor level features choices of three or four bedrooms with two bathrooms, or all en suite.

“Buyers can choose from a range of modern flooring, bathroom and kitchen finishes and fittings, or can opt to customise their homes to their own specifications. On special request units can be increased in size,” says Southwood.

Designed by architect Justin Hervey from Raubenheimer Hervey and Associates, 3 Mona Crescent features remote-controlled access, electric fencing, CCTV cameras, and security guard quarters.

Units are set up for ADSL conduiting, dual view HD connectivity.

“Each property is provided with landscaped gardens and a patio in an already established tree-lined setting, providing an aesthetically pleasing, private and spacious living experience,” says Southwood.

This oval shaped development is adjacent to the recently-completed 6 Mona Crescent and Monorgan Mews.

Southwood says it is on the doorstep of the Newlands cricket and rugby grounds, and within a few minutes’ walk from amenities such as Cavendish Square, Virgin Active, Kelvin Grove and many more.

Set to be completed by the beginning of 2019, 3 Mona Crescent is also located in the catchment area for top schools and walking distance to the Jammie Shuttle service bound for UCT.

“Newlands is a highly sought-after and central part of the Southern Suburbs, and 3 Mona Crescent certainly offers buyers an excellent investment opportunity or an ideally situated space to call home,” Southwood concludes.
