Layout of the farm
The subject property has 02 sections with no natural grazing. This is mainly a crop farm under irrigation.
The property is virtually flat with no significant slopes in any directions.
The subject property is located in the farming area known as the homologous area Roodepoort 476 KR, with mainly a red sandy loam, clay to a rock texture type of soil. The drainage is fairly good and no erosion is visible. The clay content of the soils is estimated at less than 20%.

The farm is located in the Limpopo Province which is predominantly a summer rainfall area. The average rainfall for the area is 500mm – 550mm per year. The average daily summer temperature is between 15°C and 33°C and the average daily winter temperature is between 0°C and 20°C. Frost can occur.

Agricultural activities in the area are mainly focused on irrigation faming.
DESCRIPTION OF IMPOVEMENTS
The residential improvements compromise of two older farm houses, the (A) dwelling was revamped, painted and airconditioned in 2010. Workers accommodation and outbuildings, constructed of brick plastered and painted walls under pitched corrugated iron roofs. Basic finishes were used such as Rhino and asbestos ceilings with carpets, slate, wood and ceramic tiles as floor covering. The buildings are currently in a fair to good condition, but need some general maintenance and repair.
The main dwelling (A) offers four bedrooms, one lounge, one dining room, one family room, two bathrooms, kitchen and scullery with pantry. The second dwelling (B) offers three bedrooms, one lounge, one dining room, one bathroom, kitchen and scullery. The buildings are currently in a fair to good condition.
The outbuildings are constructed of brick plastered and painted walls under pitched and flat corrugated iron roofs. Basic finishes were used rhino ceilings with floated concrete as floor covering. The outbuildings are not attached to the main building. There is a large carport, constructed with steel columns under corrugated iron roof en concrete floor. Buildings are currently in a fair condition.
Agri related improvements & conditions of improvement
Agri-related improvements comprise a chemical store, store room, farm shop laundry and workers accommodation, constructed of brick plastered and painted walls under flat and pitched corrugated iron roofs with electricity and concrete floors. These improvements are generally in a fair condition.
The bird aviaries and cacti nursery also located on the property have great potential if managed well. The bird section can house 216 breeding pairs of small parrot types. The system was designed for export.
Details of specialised buildings under item
The specialised improvements comprise of a large blast and holding freezer rooms under an industrial type shed. The food processing factory is constructed with steel columns with brick an iron cladding under pitched corrugated iron roof with concrete floors. The buildings are currently in a good condition with no structural defects visible. The plant and equipment is not valued but insured for fire damage.
