Families and first-time home buyers looking to leave the city for a more tranquil living environment see the value and investment potential in Wellington.
Situated in the heart of the Western Cape Winelands, Wellington is ideal for country living but still offers an easy commute time to the city.
This is according to Chris Cilliers, franchisee of Lew Geffen Sotheby’s International Realty in the Winelands, who says they are seeing a lot of interest from families looking for larger family homes with prices that won’t break the bank and that are close to good schools and mum and dad can still commute to the city for work.
Ideally situated 45 minutes from Cape Town, Cilliers says increasingly people are happy to commute to Cape Town or to Durbanville which is also an employment hub and only a 20 minute drive along the N1. Wellington also has access to highly sought after schools in the Boland area.
A contributing factor to the potential of Wellington is the well valued homes. Currently there are a number of homes in the R1.5 million to R2 million region, which offer buyers a lot more space and generally higher quality finishes than they would enjoy for the same price in Cape Town.
A charming and modern two bedroom, two bathroom home is currently on sale for R960 000 and a three bedroom, two bathroom family home with a garden, garage and mountain views is going for R1.625 million.
Lifestyle farms are also increasingly popular in the Boland areas for people seeking a country lifestyle for their families, but who don’t want to give up access to city infrastructure, explains Cilliers. Depending on your budget, a lifestyle agricultural property ranging from a smallholding to a working farm can go for anything between R2.9 million to R16 million.
Wellington also comes up trumps for quality of life. In 2010 the region won the Novar SA Terrior Award for the Top Wine Area in South Africa and the area has a number of excellent restaurants and shops. The town also has good medical facilities and all the country's main banks have branches.
There has been a marked increase in Swedish, Dutch and Russian expats who have chosen Wellington as their home.
“With strong demand from people wanting to move to the country and with Wellington offering fantastic value for money, it really is an ideal place to relocate to," says Cilliers.
Whether starting out or scaling down, he says there are a wealth of options for every home buyer in Wellington.
