Early investors in Bassonia Estate, the prestigious high-security development high up on the hills to the south of Johannesburg, have been amply rewarded for their foresight.
Values in the estate are way up, notes Marcus Swanepoel, Chas Everitt International's area specialist. "When Bassonia launched at the turn of the century, stands cost in the region of R200 000 each. Currently, stands ranging from 600sqm to 1300sqm are selling at an average of R1000/sqm – or at between R600 000 and R1, 3m each."
Phase 3 of the development is now about 50 percent completed and building of new homes is gathering momentum. "Investors who bought at the launch are releasing stands for sale and professional people, many owning their own businesses, are buying and building," he says.
The estate is popular among buyers between the ages of 30 and 50. "Buyers are mostly people with families and the high-tech security systems offer peace of mind. It is an environment where children can roam free."
Prices of completed homes for resale typically vary between R3m and R6m and homes offer between 350sqm and 800sqm under roof.
Investors who buy stands have access to a panel of builders and engineers and several building packages are available but buyers are free to choose architectural designs to suit their own tastes. "Style is not prescribed, which adds variety and interest, unlike developments where strict architectural guidelines must be observed," Swanepoel says.
A new phase has recently been launched where a few very exclusive 1ha stands will be offered at between R2m and R2, 5m. "These stands have a high elevation and offer unimpeded views," says Swanepoel.
