While stock is tight around the country, Kuilsriver in the Western Cape is developing fast and enjoying healthy buyer activity while offering good value for money property.

This home offers two bedrooms, two bathrooms, a fully fitted kitchen and double garage. It is on the market for R925 000 - click here to view.

Herbie de Klerk of Jawitz Properties in Kuilsriver says they’ve had an excellent winter, with a high turnover in property sales. He says they are selling a lot more stands than they were two or three years ago and this is a positive sign which shows that people want to build again, even though building costs are high.

“When we sell stands, we do so in the form of a package deal which includes assistance from both an architect and a builder - professionals from the area. Buyers are able to have their dream homes built here quite effortlessly.”

As for homes that are already built, de Klerk says he is seeing multiple offers on properties for the first time in a long while. He says again, this is making prices in the area tick up.

There is movement in the higher end of the market where properties on average are priced between R3 million and R5 million, and the Zewenwacht estates offer the best value for money compared to other  estates in the Western Cape.

This home has three bedrooms, two bathrooms, an open plan kitchen and double garage. It is priced at R1.06 million - click here to view.

He says they see many buyers from Johannesburg moving to Kuilsriver and the majority of buyers in the area are younger families, many of whom are first-time buyers.

The price bracket that is the most popular, however, is between the R800 000 to R1.5 million price range. “There are affordable homes here and we find that few people move out of Kuilsriver, but rather upgrade in the same area. A big trend is people moving from smaller homes to bigger homes close by and there’s a sense of community here.”

In addition to its popularity, affordability and value for money, Kuilsriver offers close proximity to Stellenbosch, Bellville, Somerset West and the airport.

De Kerk says they do see activity in the rental market too, where the average price bracket is between R5 000 and R7 500 a month, although they do have some rentals for up to and even over R10 000 a month.

Sectional title properties, however, are not common in Kuilsriver. “People like to live here because most property is freehold. Buyers want a yard and space, and Kuilsriver offers that quality of life.”
