Statistics from Lightstone show that 40 percent of homeowners in the area have lived there for over 11 years and according to Heather Sudding, manager of Pam Golding Properties Durban office, the suburb appeals to first-time buyers seeking to acquire a spacious permanent residence.
She says there are large family homes on offer, usually with a garden and swimming pool and houses on the market range from R1.59 million to R4.5 million. The area is home to many grand homes that are being restored and upgraded and key features are high ceilings and wooden floors, while others offer views over the city and harbour.
Within easy reach of the city, Durban has a mix of stately mansions and modernised homes, as well as the revamped Musgrave Centre with a number of restaurants and boutiques.
For families looking for quality living, Sudding says this is an obvious choice as there are 15 high schools and 26 primary schools situated in the area and easily accessible, as well as the University of KwaZulu-Natal and the Durban University of Technology.
PGP has been selling property in the area for 20 years and Sudding says they've seem the area retain its unique character and appeal while becoming a highly sought after, ‘green’ residential area. "Durban really has it all, and something to cater for all home buyers – from large, upmarket residences with beautiful gardens to low maintenance apartments and affordable bachelor pads,” she says.
Sudding explains that Durban blends the past with the future in terms of architectural design of homes. It’s has its own identity, with successful business and social nodes and it caters for people of all ages.
Professionals and singles continue to relocate here for the convenient location and lifestyle, as everything is within a short radius, she says.
Property prices start from R400 000 for a frontline bachelor flat situated on the Esplanade - with harbour views, while homes situated in Morningside in roads such as Eastbourne and Mentone Roads are on the market between R6 million and R19 million.
PGP has some value for money stock available for purchase. These range from R750 000 for a spacious flat with lovely outlook, centrally positioned on the Berea to an upmarket home in sought after Hollander Crescent, which is on the market for R4.5 million.
A modern townhouse in the quiet cul-de-sac of Morningside is listed at R2.395 million, while a spacious, 2.5 bedroom apartment in Glenwood overlooking Bulwer Park is available at R675 000. Those who prefer a freestanding house can find a home within walking distance to Glenwood School on the market for R1.59 million.
Another popular and affordable suburb is Carrington Heights, located adjacent to the Glenmore/Glenwood area and on the southern side, with easy access to the N2 highway. Sudding says the bulk of properties are freehold homes which sell in the price range of R400 000 to R1.5 million, with an average selling price of R780 000. With schools such as Carrington Heights Junior Primary School, Glenmore Primary, and Brettonwood Secondary, the area attracts young buyers, including first-time buyers and families with children.
A Tudor-style home in Carrington Heights is priced at R920 000. The split-level house has three bedrooms, two bathrooms, lounge, dining room, kitchen, office/study, laundry, store room and an additional bedroom with shower and toilet and its own separate entrance. It also has a burglar alarm and aluminium windows, as well as a double lock-up garage.
