With the Vaal Dam becoming the area of choice for upmarket waterfront lifestyle properties, the scarcity of large waterfront stands has seen prices soar in recent years.
"Typical examples are the Emanzeni and Southbay residential developments located on the Deneysville side of the dam, launched three years ago when five hectare waterfront stands were selling between R275 000 and R330 000," says Phil Medlock, Pam Golding Properties' area principal. "Recently, PGP Vaal Dam concluded a number of re-sales of these stands for R1.1 million.
"In the same developments, there are currently have two waterfront homes for sale, one in Emanzeni, which is a three bedroom, three bathroom home priced at R4.95 million. The other is a five bedroom, four bathroom home of 800sqm under roof, with outdoor entertainment areas and slipways and exceptional views of the dam - ideal as a large family getaway or for conversion into a waterfront guesthouse, priced at R6.5 million. Both these properties offer sound investment potential when compared to other inland 'breakaway' destinations."
Medlock says at the Marina View development, launched just three weeks ago and also located in the Deneysville area of the dam, six of the 12 luxury homes have already sold, priced at R1.495 million, reaffirming the increasing popularity of the Vaal Dam area. On the Gauteng side of the dam the same trends are evident with waterfront properties in high demand.
He adds: "Growth in property values remain in excess of 30 percent year on year, and this trend will continue as water quality and accessibility to other inland dams continues to become a major problem."
