Several transport plans have been given the green light along Cape Town’s Western Seaboard, improving the long-term accessibility of the area.
Pam Golding Properties (PGP) reports that once complete, the projects will significantly alleviate traffic congestion, which previously was a factor keeping some buyers away from the area.
PGP has seen rapid growth in demand for residential property on the Western Seaboard, which offers some of the most competitive pricing in the Cape metropolitan region. In response, the company has more than tripled the size of its team servicing the area and appointed a leading figure in the property industry to head up this network.
PGP’s Western Seaboard team now has 60 people, including 45 sales and rental agents, plus administrative support staff. This network spans five offices in Bloubergrandt, Sunset Beach, Parklands and Big Bay, and services the area from Maitland and Century City all the way up to Atlantic Beach and Melkbosstrand, including major residential nodes such as Milnerton, Tableview and Sunningdale.
Heading up the region is the new area principal Emarie Campbell who says the recent approvals for new transport infrastructure will greatly improve traffic flow in the area. “Work is beginning already on the completion of Sandown Road through to the M12 and the N7 highway,” she says. The project includes a road-over-rail bridge, which is expected to see its first traffic flow by the end of 2013 and it will have an impact on traffic patterns in and out of the Table View and Blouberg areas.
She says motorists will have the option of using the M12 for more direct access to Cape Town International Airport and the N2 highway. In addition, construction is progressing rapidly on the Bus Rapid Transit (BRT) route down Blouberg Road, while the BRT station at Eden on the Bay is due to open soon. The support for this mode of public transport is gaining momentum, and this will help reduce the number of private vehicles on the road. "It all adds up to less time spent in frustrating traffic jams, and quicker access to the city as well the beachfront.”
The improved accessibility already delivered by the first phase of the BRT network is bearing fruit in the local property market. Campbell says there is a high demand in areas likes West Beach, Bloubergrandt and Blouberg Rise, especially for freehold properties in the R1.5 million to R2 million price range. “We are in fact seeing a shortage of stock in these areas, which in turn bodes well for their adjoining suburbs," she says, adding that Sunningdale, with its well-kept security villages, is starting to see prices move into this range for a three bedroom home in a secure estate. Parklands North are seeing prices topping the R2 million mark fairly regularly and can go as high as R2.6 million.
Other areas that are popular are the Blouberg beachfront and Big Bay Waterfront. “These areas will never go out of demand, due to the unparalleled lifestyle on offer, with such magnificent views and proximity to the beach,” Campbell says.
Apartments in the areas achieve good prices on re-sales, while new developments such as ‘Azure on Big Bay’ are seeing steady sales, she says. The development is located less than 300 metres from the beachfront and has 84 one, two and three bedroom apartments with excellent security priced between R850 000 and R3.2 million.
The upper end of the market is seeing some resurgence of interest, and there are a number of distinctive homes currently on the market in the R7 million to R12 million price range, particularly in Blouberg, Atlantic Beach, Sunset Beach and Sunset Links.
