A Cape Cod-style beachfront property designed by Joy Brasler Architects and decorated by Cecile & Boyd is currently on the market for R23.5 million.
The home, which is 814 square metres in extent and set on a 5 436 square metre stand on Colwyn Drive in Sheffield Beach, is literally on the beach and offers six bedrooms (one of which is a self-contained flat) and five bathrooms.
Tim Johnson, Sales Director of Seeff Dolphin Coast, says no expense has been spared in building this beachfront property. He says it is perfectly positioned and has been designed to maximise the living area, with wonderful flow from the interior to the generous pool and entertainment deck.
The rim flow pool serves as a frame to a backdrop of endless ocean views, while a second pool and covered patio are more secluded and offer protection from the easterly wind, he says. “Private beach access leads directly from the balau deck to the beach and sea, and the open plan Caesar stone kitchen incorporates a cold room, gas oven and all mod cons.”
Johnson says the upstairs area offers four bedrooms, a second lounge and magnificent views - ducted air conditioning and under-floor heating completes the picture.
Architect Joy Brasler says the client had been looking for a suitable site for some time along the North Coast of KwaZulu-Natal. He says the site had an existing beach house of dubious construction but was located in close proximity to Christmas Bay, a favoured area along this coast, with a slight elevation from the actual beach, allowing security as well as elevated views.
Brasler says the client approached them with quite an extensive accommodation schedule, although relaxed beachside living and a desire for a Key West aesthetic were central to the brief.
Given the steepness of the site, it was agreed that most of the incline would be handled in the driveway in order to allow easy access into the house, he says.
“The driveway and site were entirely replanted with indigenous vegetation to create a continuum with the existing dune vegetation and to create wind-free areas on the north.”
Key to this development was the need to mitigate between arrival at the upper floor and to deal with a ‘front and back’ living arrangement, which would mean that the house could be used under less than ideal weather conditions (given that weekend family time is precious), says Brasler.
He says a separate flatlet has direct access off the driveway, with a secure, shuttered walkway giving onto the upstairs family room and main en suite, two bedrooms and a bunkroom. “Downstairs cavity doors allow the living room to be opened up entirely on good days, with well equipped kitchen and veranda living, which can be secured with shutters when the house is not in use.”
Brasler says the rim flow pool overlooking the sea encourages living ‘forwards’ on perfect days, and a pool nestled into the indigenous forest and watercourse is orientated for protection from the wind even in fairly severe conditions , while maintaining a connection to the view and veranda living.
“The house is clad in Newtec cladding and timber louvre shutters continue the Key West aesthetic. Internally, upstairs the floors are dark stained timber and dark red pavers, with under-floor heating at the lower floor, for ease and sandy feet, while not compromising on comfort in winter."
Brasler says large fireplaces animate the living room in winter, and the large dining room table open to the elegant kitchen is perfect for long casual days and nights of entertaining.
Johnson says every now and then they come across a truly special property and this home will certainly set the benchmark for a discerning investor looking for one of the coastline’s finest beachfront homes and locations.
