Secure estate homes in Hoedspruit

The Hoedspruit property market is performing well and attracting buyers from all walks of life.

This is according to Annie van den Berg, broker/owner of RE/MAX Wildlife Properties, whose office is based in the area. She says property transactions are outstripping many other regions and houses are achieving their listing prices again.

The picturesque environment and rustic qualities of the region have boosted the demand for property, which has continued to grow over the past few years. According to Lightstone, 41 properties have been sold in the past 12 months in Hoedspruit Wildlife Estate alone.

Van den Berg says previously, sellers would have to drop their listing price because homes were staying on the market for longer periods but with the growing demand, that is no longer the situation.

"The area is highly sought-after by property investors because of its location and proximity to the Kruger National Park," she says. A combination of the good weather, low crime rate and luxury bushveld living have drawn international and local buyers. "Many of the buyers here are entrepreneurs and family buyers who want to escape city life and enjoy the relaxed bushveld lifestyle on offer here."

Van den Berg notes that a love of wildlife and the African bush seem to be the common thread between the range of buyers and visitors in the area. She says the area does offer the out-of-town bushveld experience and residents can still enjoy all the amenities one would expect in a contemporary town.

Adrian Goslett, CEO of RE/MAX of Southern Africa, says many investors often look to purchase holiday homes that offer a different way of life to their normal everyday experiences and Hoedspruit definitely provides that for most.

Van den Berg says the lifestyle offering ensures continued demand, which in turn means that investors are likely to see an excellent return on their property purchase over the long term.  Additionally, while the return on the investment sees positive growth, the owner will have the pleasure of enjoying their own investment.

Properties which are likely to offer the best return on investment are those within the secure wildlife estates that are close to all the amenities, good schools and Kruger National Park, as they offer security and proximity to the scenic attractions. According to Van den Berg, there is a high demand for homes priced under the R2 million mark, although some higher-end properties are also selling.

Investors can also take the opportunity to make money through rentals. Van den Berg says rental demand and pricing is very high as many buyers struggle to gain access to finance and because it is a small town, home rentals are doing well. Rental properties are fetching between R8 000 and R12 000 per month. "We have also seen local and international visitors make their presence felt in the rental market over the holiday seasons,” she says.

One of the properties that is on the market is a three bedroom bushveld home selling for R2 million. The home is located in the secure Raptor’s View Wildlife Estate and offers three bathrooms, an outside entertainment area with a boma, decking and a swimming pool.
