The Scottburgh property market is faring well despite the current market downturn and some flooding recently following heavy storms along the KwaZulu-Natal coast.

The South Coast town is a popular holiday spot, especially for Gautengers, and its attractions should see it through the general slump in the market, says Rudy Naiker, principal of leading local agency Homenet Scottburgh.

"Scottburgh has a lot going for it and people have picked up on that. And although there has been a slight decrease in homebuyers, the market is merely consolidating. While some segments may falter, others will strengthen, just as the rental market is currently doing."

Naiker says the lock-up-and-go accommodation generally favoured by holidaymakers currently costs between R400 and R1,200 a night during peak seasons, while permanent and semi-permanent two-bed rental accommodation costs around R4,500 per month.

Retirement developments have also taken off in Scottburgh, with many units already sold out, he says. "Bed-sit units start at around R435k and three-bedroom simplexes average at R1m."

Meanwhile, young families are starting to move to Scottburgh in search of a more relaxed lifestyle, with one or both parents commuting to work in Durban a half-hour drive away.

The appeal of Scottburgh for both retirees and family buyers, says Naiker, lies in the fact that it enjoys all the advantages of a fully serviced enclave without the problems associated with high-density nodes such as heavy traffic and high crime rates.

"Landlocked" buyers from the interior provinces are still buying holiday and second homes in the area, says Naiker, albeit in smaller numbers at the moment. Prices start at around R900k for basic freehold houses.
