Retirement villages and estates are not all made equal – so what can you do to ensure that you select the right one for your lifestyle and needs?
It is essential to ensure that the monthly levy is within your budget and if it is a new or proposed development, that the developer is financially sound.
This is according to Gert Snyman of Calgro M3 Holdings, the developer of the La Vie Nouvelle sectional title retirement village in Broadacres.
Calgro M3 is one of the many companies showcasing retirement property options, financial services and other offerings at the Retirement Expo, which takes place from 26 to 28 October 2012 at the Coca-Cola dome in Johannesburg.
Paul Marais of Deposit Advantage echoes the importance of purchasing your retirement property from a reputable developer. He says ensure that you fully understand your purchase agreement – seek legal opinion if necessary.
He says one needs to safeguard their money for as long as possible until the transfer goes through, especially if they are buying off plan. Plus, you could consider providing a guarantee in lieu of cash to secure your purchase, he says.
According to Heidi Hirner of Flower Foundation Retirement Homes, downsizing your home and life is a difficult process, and it is essential for retirees to be mentally prepared for this major step to minimise the stress.
Plan early and place your name on a waiting list, she advises, you could also consider taking residency in a retirement village at an earlier age than you would have, to benefit fully from the facilities and activities on offer.
Marion Wallace of Monte Christo Retirement Village on the Garden Route says retirees have earned the right to enjoy hassle-free living. She says cleaning, maintenance and gardening should ideally be taken care of, and be sure to check the developer and the healthcare provider’s track records.
A value-for-money levy system that is controlled and managed to ensure stability and minimal increases will also add to your peace of mind, she says.
Engel and Völkers Projects SA specialises in the marketing and sale of major property development projects, such as the Rob Ferreira Retirement and Holiday Resort and the De Oog Retirement Estate. The company’s Anke Bos says it is important to secure a retirement home that fulfils your immediate needs such as healthcare, safety and security, and that also boosts your quality of life by enabling you to pursue leisure interests and social relationships with ease.
Furthermore, before investing, it is imperative to thoroughly investigate the advertised amenities as well as whether the medical care advertised by the developer is functional and sustainable, says Maureen van Zyl of Bondev Midrand, which is developing Retire @ Midstream.
Nolene Hattingh of Feedem Pitseng, which provides various services to retirement facilities, says the time may come where retirees are unable to take care of their own cooking, cleaning and healthcare. For this reason, you should make sure that your retirement home or service provider has the necessary professionalism and responsiveness, she suggests.
