Recently it’s become easier for first-time buyers to get onto the Plett property ladder.

According to Pam Porter, Principal for Jawitz Properties Plettenberg Bay, four years ago you could not purchase a freehold house in Plett for under R 1.5 million. But now, she says, buyers can pick up homes for as low as R 1.2 million on the open market.

Holidaymakers and residents alike are spoilt for choice with places to stay and things to do in the popular town.

The top attractions are undoubtedly Plett’s magnificent beaches, which are home to residents and visitors on most days of the year. The town is also a destination for an increasing number of sporting events such as cycle races, adventure racing, surfing and body boarding.

Plett attracts Capetonians, Gautengers and foreigners year-round with summer holidaymakers arriving for the peak season from early December.

This home in lower Robberg, Plettenberg Bay, offers four bedrooms, three bathrooms, a pub, entertainment room and swimming pool. It is priced at R2.895 million - click here to view.

Porter says more and more people are relocating to Plett which offers a great primary school. She says they are attracting an increasing number of medical specialists and they’re also anticipating the re-opening of the airport.

There are considerably more freehold property sales than sectional title sales in the area, and with a diverse range of properties available. On any given street you can find a palatial property neighbouring an older, smaller home. Porter says there is something for every type of buyer.

Properties that are well priced sell well, although some sellers can and do hold out until they achieve their desired prices, she says.

"Properties for sale under R4 million are most in demand at present, with 66 percent of freestanding property sales over 2012 falling in this price bracket – almost double the amount of buyers for this price range compared to 2011.”

This double storey home offers six bedrooms, four bathrooms,a large open plan kitchen and built-in braai. It is on the market for R3.850 million - click here to view.

However, 21 percent of freestanding sales were for over R6 million, boding well for one property that has recently come onto the market on the Keurbooms side of the town, in Twin Rivers Estate, for R9.95 million.

The property totals 649 square metres under roof and has an additional 32 square metre boat house, as well as 206 square metres of outdoor patio space.

Located on the banks of the Keurbooms River, the property offers exceptional views and a tranquil setting.

The interiors comprise high quality features and finishes such as an imported kitchen, Travertine tiling, a leather floor in the main bedroom, a self-contained flatlet, surround sound, superb entertainment facilities and even under floor heating throughout, should a cold day arise.

The home has high ceilings, four bedrooms and plenty of light, designed to the specifications of its current owner. The property offers scope for the perfect holiday house or full-time pad.

The summer months in Plett are expected to be fruitful in the property market this year.

Holiday homes are all fully booked and it would appear that during the course of this year, buyers have definitely become more serious and are starting to purchase again, which is great in comparison to the dwindling market conditions of 2010/2011, says Francois Venter, Director of Jawitz Properties.
