Many residents are drawn to Randpark Ridge's proximity to all of the convenient amenities.
It's a short drive on Chritiaan De Wet or Beyers Naude to get to Cresta Shopping Mall, Clearwater Mall or the Dome at Northgate.
"The area is conveniently situated and has immediate access to all major routes like the N1 and Beyers Naude Drive and is relatively central," said Selina Seithiro, centre manager of Randridge Mall.
According to deeds office data this area is becoming a well-desired suburb for home buyers looking to invest in freehold properties. In March 2007 to February 2008 331 freehold properties were registered and only 131 sectional title properties.
"Freehold properties is popular because Randpark Ridge is centrally located and in a very upmarket area," says Leandra van Wyk, CEO of Leandra Real Estate.
This is a well-established area that is ideal for investing and starting a family. "When there is a promotion on in the area it has seen to be successful in attracting young kids with their families," says Seithiro.
Randpark Ridge has a lot to offer to keep people of different ages busy. Lifestyle Garden Centre is a popular excursion for families as there are activities to keep children occupied while parents do garden shopping and the restaurants feed those growling tummies.
Selina said this area accommodates the fair spread of the mixed-community from retirees to babies and their parents.
A short distance from Lifestyle is Tony's Spaghetti, an Italian restaurant that has an inviting and relaxed atmosphere with traditionally prepared Italian food. For the leisure enthusiasts, the Randpark Golf Club and Equestrian Centers are a short drive away.
Small shopping villages are situated around the area and have all the necessities.
On Christiaan De Wet Road's side are Rock Cottage Centre and the Honeydew shopping village which has several offerings such as a Friendly Grocer, Woolworths and restaurants with an O'Hagons pub across the street. The Wilgeheuwel Hospital is in close range for any emergency.
Randridge Mall, situated on the Beyers Naude Drive side of Randpark Ridge, has, amongst other stores, a Dischem, Pick and Pay and a Wimpy. "This is a community shopping centre," said Seithiro.
Freehold properties dropped from the previous period of March 2006 to February 2007 from 379 registrations to 331. However, sectional title is stealthily rising in registrations form 124 to 131 properties. "Townhouses are also cheaper especially in today's market," said Leandra.
"Sectional title is popular because of security, it is lock-up and go, and you don't have the responsibility of maintaining a garden after a full day's work," says Leandra.
There are some well-known schools like Allen Glen High school and Aurora Private School in the area. The Rhema church is a short drive past the Lifestyle Garden Centre and in close vicinity to Randpark Ridge.
"Randpark Ridge also has boomed-off areas which are very popular because of the security factor," says van Wyk.
Data shows that there was a substantial drop between August and September 2007 in registrations in the freehold sector. There are a few things that could've affected this turn as the National Credit Act (NCA) came into effect and interest rates started to climb.
Randpark ridge seems to be fairly affordable and has an average property price of R1,2m in the freehold sector and an average price of R785k for sectional title properties. "The entry level in Randpark Ridge is very high. You will not easily find anything for less than R600k," said van Wyk.
"Most residents from the Randpark Ridge area are very proud to say they stay in the area." – Zenta Roets
